real property aituated in the City of Anaheim, County of Orange, State of California, des-
cribed as Tha~ portion of the South half of the Southeatat quarter of the Southe9at quarter
of Section 19, Townahip ~e South, Range 10 West, as the Southeast quarter of said Section is

WHEREAS, seid Commission, after due inspection, investigation, and study mede by itself end in its behelf, and
aEter dne consideretion of ell evldence ar.j reports offeced et seid heacing, does find and dr,termine the following fecta:
1. Thet ti~e petitioner proposes a reclessification of the above described property ftom the R-A, AGRICULTURAL
ZONE to the C-1, GENERAL COMMERCIAL, ZONE.
2, That the proposed reclaseification is in conformance with the land use desigaation
of the General Plan.
3. Thet the pcoposed reclesslficetian of subfect propeRy is nacessary an~/or deslreble Cor the orderly end pro-
per development of the eommunity.
4. Thet the proposed reclessificetion of subJect property does properly relefe to the zones end their permltted
uses locally estabylshed in close proximfty to subject property end to the zones end their permitted uses generally esteb-
lished throuQhout the ccmmunity.
5, That the proposed racleesification of subject property requires the improvement
of abutting streets in accordance with the Circulation Element of the Ger.eral Plan, due to
the anticipated increase in traffic which will be generated by the intetteificetion of land
use.
6. That 4 persons appeared reprenenting 8 persons preeent in the Council Chamber,
in opposition to the height proposed for the tuilding.

thet Title 1&Zonfng of the Aneheim Municipai Code Ue 4meaded to exclude the above described pcope:ty fmm the
R-A, AGRICULTURAL, ZONE and to incorporate said described property into the C-1,- GENERAL
COMMER.CIAL, ZONE upon the following conditions which are hereby found to be a neceseary pre-
requisite to the proposed•use of subject property in order to preserve the sefety and general
welfare of the Citiaena of the City of Anaheim:
1. That all engineering requirements of the City of Anaheim along Brookhurst Street, includ-
ing preparation of improvement plans and installation of all improvements, such as curbs and
gutters, sidewalks, street grading and paving, draina~,~ facilities or other appurtenant work
ahall be complied with as required by the City Engineer and in accordance vith siandard plans
and epecifications on file in the office of the Ci*_y Engineer; that street lighting facili-
ties elong Brookhurst shall be instelled as required by the Director of Public Utilities and
in accordance with standard p18ns end specifications on file in the office of the Director
of Public'Utilities; and that a bond in an amount and form satiafactory to the City of
Anaheim shall be poated with the City to guarantee the inetallation of the above-mentioned '
requirements,
2, That the ownera of subject nroperty shall pay to the City of Anaheim the sum of 15C per
front foot along Brookhurat Straet for tree planting purp~aes.
3. That trash etorage sreas shall be provided in accordance with approved plans on file
with the off.ice of the Director of Public Worka.
4. That fire hydranta shsll be inetalled as required and determined to be neceseary by the
Chief of the Fire Department. ,
~. That 811 air conditioning facilitiea ahall be properly ahielded from view, and the
sound buffered from ad,jacent reaidential propertiea.
6. That aub~ect property ehall ~e aer~~ed by underground utilities.
7. That any parking area lighting proposed ehall be down-lighting of a meximum height of
6 f'eet, which lighting ehall oe directed away from the property lines to protect the
residential integriCy pf the area.
8. Prior to the introduction of an ordinance rezoning aubject property, Condition Nos. 1
and 2, above mentioned, shall be completed, The provisions or rights granted by thie resolu-
tion ehall become null and void by action of the City Council unleas eaid conditions are com-
plied with within 180 days from the date hereof or euc~ further time as the City Council may
grant.
9. That Cond:tion Nos. 3, 4, 5, 6, and 7, above mentioned ahell be comulied with.Rrior to
