by law and in eccordence with the provisions of the Anaheim Municipal Code, Chapter 18.68,to hear end considac
evidence tor end egainst said proposed vacience end lo investigate end make findings and recommendations in connec-
tion therewith; end
WHEREAS, said Commissi~n, nfter due inspection, investigetion, end study made by itself end in its behalf,
and after due consideretion of all evidence end reports offered at seid hearing, does Eind end determine the following

a. SECTION 18.04.075 ~ Sinolg familv structures adiacent to arterial hiphways reauired
to rec~r onto arterial hifthwava.(Single family structures proposed
not to rear onto arterial highway)
b. SECTION 18.24.030(4-a) - Minimum lot width (70 feet required; 50.5 feet proposed).
c. SECTION 18.24.03nrrf-b) -';inimum lot arEa (7200 squ~re ieet required; 6000 square
feet proposed).
2. That Waivera 1-a, 1-b, and 3-c, above menYioled, are hereby granted on the baeis that
the size and ahape of the pxrcel makes Lt difficult to d.evelop witho!st granting some relief
from the existing site de~~elopment standards of the R-1 Zone.
3. Tha: the proposal is now in subetantial compli.ance with the R-1 standards because
three of the lots are proposed at 7200 aquare feet or greater, while the balance of the lota
are 6000 square feet ur greater.
4. Thet there are exceptional or extraordinen~ circumstences or conditions eppliceble to the property involved
or to the intended use of the property that do not apply genecally to the propecty or class of use in the same vicinity
and zone.

possessed by other property in the seme vicinity and zone, and denied to the property in question.

7. That one peraon appeared in opposition at the first public hearing, but said oppoaition
wae withdran at the second public hearing after having resolved differencea with the petitioner,
in accordance with the agreement on file.

Petition for Veriance, upon the following conditions which ece hereby found to be a necessary preceqnlsite to the pro-
posed use oE the subject property in order to pceserve the sefety end general wel£ere of the Citizene of the City of
Anaheim:
1. ~hat this variance iR granted subject to the completion of Reclee.sification No. 72-73-12,
now pending.
2, That eubject property shall be developed eubstanti&lly in conformance with plans and
specifications on file with the City of Anaheim merked Exhibit Nos. 1 snd 2, Revieion No. 1,
and EahibiC Nos. 3, 4, 5, 6, '7, 8, 9, 10, 11, and 12,
