A RESOLUTION OF THE CITY PLANNING COMMISSION OF 1'HE CITY OF ANAHEIM
THAT PETtT10~1 FOR VARIANCE NO. 2384 BE DENIED
WHEREAS, the City Planning Corimission of the City of Anaheim did receive a verified Pctition for Variance from
PRIMUS HOLDING COMPANY., 9889 Santa Monica Boulevard, Beverly Hills, California 90212;
ANACLARA PROPERTIES, in care of Valensi and Rose, 1880 Century Park East, Suite 1518,
Century City, Los Angeles, California 90067, Owners; JACK LOVE ASSOCIATES, INCORPORATED,
4341 Birch Street, Newport Beach, California 92660, Agent of certain real property
situ2ted in the City of Anaheim, County of Orange, State of California, as described

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in thc ~ity of Anaheim on
September 6, 1972 at 2:00 o'clock p.m., notice of said public t!earing having been duly giver. as required by law and
in accordance with the provisions of the Maheim Municipal Code, Chapter 18.68, to hear and consider evidence for and against said

2, That the petitione= propose~ to establish a recreat~Snel vehicle sale~ and service
complex on subject property.
3. That approval of subject petition would be tantamount to a substantial deviation '
from the Planning Commission's policy to retain the area for industrial uses.
4. That the current long range industrial development policy is in the best interests
for the City and the area in general,
5. That the City has made commitments to industries established and being established
in this general area to retain the industrial integrity of the area.
6. That the best buffer between industrial and non-industrial uses is the Riverside
Freeway, which serves as the Northeast Industrial Area southerly boundary.
7, That approval of subject petition would encourage the deterioration of the indus-
trial zone.
8. That the City of Anaheim is planning to increase its residential areas and the in-
dustrial areas already estaUlished should be preserved in order to provide employment and
tax base for the residents of these areas.
9. That the City of Anaheim should maintain its present polic} and preserve the c~rrent
boundaries of the Northeast Induatrial Area.

generally to the property ar class of use in the same vicinity and zone.
14. That the requested variance is not necessary for the preservation and enjoyment of
a substantial property right possessed by other property in the same vicinity and zone,
and denied Co the property in question.
15. That the requested variance will be materially detrimental to the public welEare
or injurious to L•he property or improvements ir. such vicinity and zone in which the property
is located.
16. That five persons, representing industries in the area, appeared in opposition;
three letters were received in opposition; and thet two persons appeared in favor and one
letter was received in favor o£ subject petition.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby
deny aubject $etition for Variance on the basis of the eforementioned findings.
