14HEREAS, the City Planning Commission oE the City of Anaheim did ceceive a verified Petition [or Conditional

380 Anaheim Hills Road, Arat~eim, Califoraia 92806, Owners of certain real property situated
in the City of Anaheim, County of Orange, State of California, as described in Exhibit "A"

WHEREAS, the City Planning Commission did hold a public hearing et the City Hall in the City of Aneheim on
September 6, 1972~ at 2:00 o'clock P.M., notice oE said public hearing heving been duly given as required by
law and in accordence with the provisions of the Anaheim Municipal code, Chapter 18.64, to hear end consider evidence
Ecr and agair.st said praposed conditionel use and to investigete and meke findings and recommendations in connection
therewith; and
WHEREAS, seid Commission, eEter due inspection, investigetion, and study mede by itself and in its behalf, and
aftzr due consideration ot ell evidence end repocts oEEered at snid hearing, does find and detecmine the following fects:
1. That the proposed use is properly one for which a Conditional Use Permit is authorized by Code Section
18.28.040(1) to wit; esteblish a 162-unit planned residential d~velopment with'waivers of:
a. SECTION 18.08.440 - Lot frontage. (Lot frontage muet be on a dedicated
street; ~roposed lots will not be fronting on a dedi-
cated street)
b. SECTION 18.08.050(1-a), - Mir.imum buildinQ site area. (77.00 square feet re-
quired; 1890 square feet propoaed)
c. SECTION 18.28.050 1-b - Minimum bulldinR site width. (70 feet required; 27
