law and in eccordance with lhe provisions oE the Anaheim Municipal Code, Chapter 13.72, to hear and consider evidence
for end ageinst said proposed reclessification end to investigete end meke Ilndings and recommmdetions in eonnection

NOW, THEREFORE, BE IT•RESOLVED that the Anaheim Ciry Plenning Commission does hereby recommend
to the City Ccuncil oE the City of Mehelm thet subject Fetition Eor RecleaslIIcetion be appcoved end, by so doing,
thet Tiile 1&Zoning of the Aneheim Munlcipal Code be amended to exclude the above descdb~~ property from the
R-A, AGRICiiLTURAL, ZONE and to incorparated said described property into the R-i, ONE
FAMILY RESIJENTIAL, ZONE upon the following con3itionR which are hereby faund to be a
necessary prerequi~ite to the proposed use of subject proper[y in order to preaerve the
safety and general welEare of the Citizens of the City of Aaaheim:
(1) That a final tract map of aubject ~roperty shell be submitted to and approved by
the Cicy Coui:cil ar.d tlien be recorded in the office of the Orange Cour.ty Recorder.
(2) That t4e owner(s) of subject property shall pay to the Citq of Anaheim tY,e appro-
priate park and recreation in-lieu feee as detennined to be appropriate by the City Co¢ncilr
raid fees to be paid at the time the building permit is iasaed,
(3) Prior tn the irtroduction of an ordinance rezoning subject proper:y, Condition
No. 1, above mentioned, shall be completed. The provieions or rights granted by this reao-
lution she11 become null and void by action of r.he City Council vnlesa eaid condition is
complied with within one year from the date hereof or such further time as t.`.e ~i[y Council
may grant.
(4) That subject property shall be developed eubstantially in cor.formance with plans
and specii3cations on file w{th the City of Anaheim werked Exhibit Nos. 1 throu~h 14 pro-
vided, however, that all lots along the north proFerty line, except for Lot Nn, 28, shall
be of one-story construction and that where garage setbacks are proposed at Yen feet or

(5) That theee Reclasaification proceedinga are granted sub~ect to the approval end
