A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT 1358 gE DENIED
WHEREAS, the City Plenning Commission oE the City of Aneheim did receive a veriEied Petition for Con-
ditional Use Permit from FRANK 0. LOCKNART AND B3TTY L. MC LEOD, 5557 Paradise View Road,
Yucca Valley, California 92284, Owners; HAROLD A. DOUGLA&, Poet Office Box 31, Long
Beach, California 90801, A3ent of certain real property situated in the City of
Anaheim, County of Orange, State of Cali£ornia, described as The North 200 f2et of
the Weat 200 feet of the Northwest quarter of the Northwest quarter of the Northweat
quarter of the NorChwest quarter'of Section 22, Township 4 South, Range 10 West, i::

WHEREAS, the City Plenning Commisslon did hold e public hearing at the City Hall in the City oE Anehelm
on December 11, 1972, et 2:00 o'clock P.M., notice of seld public heering heving been duly given
es required by lew end in accordence with the provisions of the Meheim Municipel code, Chapter 18.64,to heer
and consldet evidence for end egeinst said proposed condltionel use and to investigete and make Eindings end
recommendetlons in connection therewith; end
WHEREAS, seid Commission, eEter due inspection, invesUgation, and atudy mede by itselE end in its br
helE, end efter due conside:etion oE ell evidence and ceports offered et seid heating, doea Elnd end determine the
following Eects: -
1. Thet the proposed use is pmperly one Eor which a Conditlonel Uae Permit is authorized by Code
Section 18.37.020(c-8) to wit: establiah a mechanical carwash in conjunction with a
proposed service station with waiver of:
SECTION 18.37.030 E-1-m - Minimum number of required parkinR apaces.
(8 parking apacea required; 4 parking apaces
propoaed)
2. That the propoaed use would be only 20 feet from an exiating motel and the
noiae from the uae and traffic it would generate in close proximity would be detri-
mental to the occupante of the roo~^ adjacent to eaid carwash,disturbing their rest.
3. That the interaection of theae two arterials, at which the proposed use is
to be located, is too heavily traveled becaus~ of the existing commercial-recreation
uaes to permit further injection of local traffic using !'hig fecility.
4. That the proposed use would have a detrimental economic impact on the adjoin-
ing established land uaea, thereby creating blight in the area by the poseible closing
of existing facilities (motel and restaurant).
5. That a precedent cuuld be eatablished by the conversion of abandoned aervice
station eites with similar'typea of operations throughout the City.
6. That the proposed uee will adversely affect the adjoining land uses and the
growth and development of the area in which ir ia propoaed to be located,
7, That the sise and shape oi• the eite propoaed for the uae is not adequate to
aliow the full development of the propoaed use in a manner not detrimental to the par-
ticular aree nor to the peace, health, safety, and general welfare of the Citizens of
the City of Anaheim.

8, Thet the granting af the Conditional Use Permit will be detrimental to the
peace, health, safety, and general welfare of the Citizens of the City of Anaheim.
9, That two persons appeated in opposition, one representing the motel primarily
affected by the proposed use.
NOW, THEREFORE, BE IT RESOLVED that the Aaaheim City Plenniag Commiseion does hereby deny subject
Petltlon for Conditlonel Use Permit on the basis oE the afocemeatloned fiadings.
