A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL dF THE CITY OF ANAHEIM THAT
PE'TITION FOR RECLASSIFICATION NO. 71-7'L-21 BE DISAPPROVED
WHEREAS, the City P:anning Commission of the City of Maheim did ceceive a verified Petitron for Re-
classification from RINKER DEVF.LOPMENT CO?.i'ORATION, Post Office Box 2218, Anaheim, California
92804, Owner of certain real property situated in the City of Anaheim, Coenty of Orange,
State of Califorr.ia, as described in Exhibit "A" attached hereL•o and referred to herein
as though set forth in full

WHEREAS, the City Plenning Commission did hold a public heering at the City Hell in the City of Meheim on
Februa~`y 23', 1972 at 2:00 o'clock P.M. notice of seid public hearing having been duly given es reqnired by
law and in accordence with the provisione af the Maheim Municipat Code, Chapter 18.72, to hear and consider
evidence for and against seid proposed reclassification end to investigate andmeka findings andrecommendations
in connection therewith; and
WHEREAS, s•~id Commission, after due inspection, investigetion, end study made by itself and in its be-
halE, and efter due consideration of all evidence end reports oEEered et said hearing, does find and determine the
following fects:
1. That the petitioner proposes a reclassification of the above desccibed pcopecty fro~n the
R-A ,!_GRICUL'iURi~L, ZOiVE to the C-1, l'.E[dB::AL CO?rA1ERCIAL, 7.O1VE.
2. That commercial development at this location would not be appropriate consider-
ing ttie recent approval of a shopping center on the southwest corner of this intersection
to i.mplement L•he General Plan desi~;nation.
3. That the neighborhood commercia? development as proposed would be inac?equete>even
if appropriate,considering the General Pl~n designation calling for a commur.ity shopping
center at thia location.
4. That the westerly addi.tional access po;nt requested by applicant would bE an ex-
tremely hazardous condition accor.ding to the Ciry Traffic Engineer.
5. 7'hat the size of the par.cel is such t~~at it would be developed without heving to
granl• easements across rhe proper'_y.
+i. To grant this access po•lnt on Santa Ana Canyon Road, which has been designed as
a I~igh speed road, would entitle every property owner along that road to request an access
poinl• to the highway.
