A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT NO. ~ 297 BE GRANTEU
WHEREAS, the City Plenning Commission of the City of Anaheim did ceceive a verified Petition for Conditional

WHEREAS, the City Planning Commission did hold a public heering at the City Kell in the City of Aneheim on
March 20, 1972, at 2:00 o'cloc4. P.M., notice of seid public hearing having been duly given as required by
law and in acrnrdance with the provisions of the Aneheim Municipel code, Chepter 18.64, to hear and consider evidence
for end agair.st said proposed cor.ditional use and to investigete end mek~ findings end reco.rmendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation, end stcly mede by itself end in its behalf, and
etter due consideretion of nll evidence end reports offered et said heering, does find end determine the following facts:
1. That the proposed use is properly one tor which a Condilionel Use Permit is authorized by Code
Section 18.28.040(1) to wit: eatablish e 30-unit, planned reaidentiel development with
waivers of:
a. SECTION 18.08.440 - nequirement that a lot abut a public street. (The
proposed l~ts have no street frontage)
b, SECTION 18 28.050(Y-a) - Minimum buildinQ site area. (i200 equare feet re-
, quired; 1030 Co 1G00 square ieet propoaed)
c, SECTION 18.28.050(1-b) - MLnimum buildinR site widtt~. (70 feet required;
20 feet proposed)
2. That Waivera 1-e, 1-b and 1-c, above mentioned, are hereby granted on the basis
thaL• similar waivere for planned residential developments have been granted in the past.
3. That the proposed use will not adversely effect the edjoining land uses and the growth end development u[
the aree in a•hich it is proposed to be loceted.

NOW, THEREFORE, BE 1T RESOLVED thet the Anehelm City Planning Commission does heteby gcent oubject
Petltion Eor Canditionel Use Permit, upon the following conditions which ere hereby Eound to be a necessery prerequisite
to the proposed use of the subject property in order to pceaerve the sefety and generel welEere of the Citizens of the
City of Anaheim:
(1) That this Conditional Use Permit is granted eubject to the completion of Reclasai-
fication No. 71-72-37 and Tentative Mep of Tract P7o. 7728, now pending.
(2) That e fina: tract map of subject property ahall be eubmitted to and approved by
L•he City Council and then be recorded in the office of the Orange County Recorder.
(3) Tha~ the covenants, conditions, and rest•rictions ahall be submitted to and approved
by the City Attorney~s Office prior to City Council approval of the final tract map, and
£urther, that the approved covenanta, conditions, and restrictions shall be rer_orded concur-
rently with the final tract map.
(4) Pr~:or to filing the finel. tract map, the appiicant shall submit to the City
Attorney for approval or denial a complete synopsis of the propoeed functioning of the opera-
ting corporation, including but not limited to the articles of incorporation, by-lawe, pro-
poeed methods of mar.agement, bonding to insure maintenance of common property and buildinge,
and such other information as the City Attorney may desire to protect the City, ite citizens,
and the purchasers of the project.
(S) That subject property shall be developed substentially in accordauce with plane
and specificatione nn file with the Cit~ of Anaheim marked Exhibit Nos. 1, 2, 3, 4, 5 and 6.
