WHEREAS, the City Plsnning Commission of the City of Rneheim did secelve e vedfied Petition for Reclaeeifice-
tionfrom LOLA G. JONES, 4681 McCormack Lane, Placentia, California 92670,
Ov~ner; JAMES E. GROSE, 2535 Greenbriar Lane, Costa Mesa, California 92G26,
Agent of certain real property situated in the City of Anaheim, County of
Orange, State of California, descriwed as the South 1.65.00 feet of the Eaet
4.000 acres of the South half of Lot 9 of Anaheim Extension, as shown on a
Map of Survey by William Hamel, a copy of which is shown =n Hoo:c 3, Pages
162 to 164 inclusive of "Los Anaeles County Mapa", in the aff~ce of the
County Recorder of Orange County, California

oF the Anaheim GeneraZ Plan.

per development ot the community.
4. Thet the propoaed recleseificetion oE aubject pcoperty doee properly celate to the zones end !heir permitted
uaes locally eatebliahed in close proxlmity to subject propecty end to the zoaes end tUeir pecmitted uses generelly eaieb-
liehed throughout the community.
5. That the proposed reclaesification of eubject property requires the dedicetion end
improvement of abutting atreete in accordance with the Circulation ulement of tha Generol
Plan, due to rhe enticipated increase in traffic which will be genereted by tha intensifi-
cation of lend use.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission
does hereby reaommend to the City Council of ~the City of Anahelm that subject
Petition Eor Reclassification be approved and, by so doing, that Title 18-
Zoning of the Anaheim MunicipaJ. Code be amended to exclude the above described
property from the R-A, AGRICULTURAL, ZONE and to incorporate said described
property into L-he R-1, ONE-FAMILY RESIDENTIAL, ZONE upon the following condi-
tions which are hereby found ~o be a necessary prerequisite to the proposed
use of subject property in order to preserve the safety and general welfare
of the Citizens of the City of Anaheim:
(1) That the ownera of subject property shaZl deed to the City of Anaheim a atrip of
land 32 feet in width from ~he centerline of the street along Senta Ana Street £or etreet
widening purposes.
(2) That all engineering requirements of the City of Anaheim along Santa Ana Street,
including preparation of improvement plana and installation af all improvements, such as
curbe an3 guttera, sidewalks, street grading and paving, drainage facilities, or other ap-
purtenant work shall be complied with as required by the City Engineer and in accordence
with standard plans and specifications on file in the office of the Cil•y Engineer; and that
a band in an amount and form satisfactory to the City of Anaheim shall be posted with tha
City Co guarantee the inatallation of the above mentioned requirements.
(3) That the owners of subject property shall pay to the City of Anaheim the sum of
15 cents per front foot along Santa Ana Street for tree planting purposee.
(4) That a parcel map to record Che approved division of subject property be submitted
to and approved by the CiCy of Anahe:im and then be recorded in the office of the Orange
County Recorder.
(5) That subject proper~y shall be served by unnergrovnd utilities.
(6) That the owners of subject proper*_y shall pay to the City of Anaheim the~appropri-
ate park and recreation in-lieu fees ae determined Co be appropziate by the City CounCil,
said fees tc be paid et the time the building permit is iasued.
(7) That drainage of subject property shall be disposed of in a manner sat'ssfactory
to the City ~ngineer.
(8) ThaC ordinancea recla;eifying the property ahall be adopted as each parcel ia
ready to comply wiCh conditiona pertaining to such parcel provided, however, thaC the o~ord
"parcel" ahall mean presently existing parcels of record and any parcel or parcels approved
by the City Cour.cil for a lot split.
(9} That subject property shall be developed substantially in accordance with plans
and apecifications on file with the Gity of An~heim marked Exhibit Nas. i, 2, 3 and 4.
(10) Prior to the introduction of an ordinance rezoning subject prop~rty, Condition Nos.
1, 2, 3 and 5, above mentioned, shall be completed. The provisions or righta gxanted by this
resolutior. shall become null and void by action of the City Counci2 unless said condiCione
are complied with within 180 deys from the date hereof or such further time as tne City
Council may grant.
(11) That Condition Nos. 4, 6, 8 and 10, above mentioned, shall be complied with prior
to final building and zoning inspections.
THE FOREGOING RESOLUTION is signed and approved by me this 13th day of April, 1972.
