A RESOLUTION OF THE CITY PLANNING COhiMISSIUN OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE NO. 2353 gE GRANTED
WHEREAS, the City Plenning Commission of the City oE Anaheim did receive a verified Petition for Varience
Erom HARRY and LILLIAN SHAM, 1320 Ridge View Terrace, Fullerton, California 92631, Owners
of certain real property situated in the City of Anaheim, County of Orange, State of Cali-
fornia, as described in Exhibit "A" attached hereto and seferred to herein ae though set
forth in full
; and
WHEREAS, the City Planning Commission did hold a public hearing at the City Hell in the City oE Anaheim
on May 1~ 1972, at 2:00 o'clock P.M., notice of said public hearing heving been duly given as required
by law and in eccordence with the provisions of the Aneheim Municipel Code, Chepter 18.68,to hearand consider
evidence for end egainst seid nroposed verience end to investigete and meke findings end recommendetions in connec-
tion therewith; and
WHEREAS, seid Cammission, after due inspection, investigetion, end study mede by itself end in its behelf,
and aEter dae consideration of all evidence end reports oEfered at said heering, does find and determine the following
fects:
1. Thet the petitioner reauests a variance from the Aneheim Municipel Code as follows :
SECTION 18.4C.070(2-a-5-a) - Interior site boundary line setback adjacent to a
residential zone. (10 feet required; 1 foot
proposed)
2. That the petitioner proposes to develop an office building on subject
property.
3. That there ere exceptional or extraordinery circumstnnces or conditions eppliceble to the properly invnlved
or to tne intended use of the property that do not apply generally to the property or r.lass of use in the seme vicinity
and zone.
4. Thet the requested verience is necessary for the preservation end enjoyment of e substantial property right
possessed by ather property in the seme vicinity end zone, end denied to the property in question.
5. Thet the requested verience will not be mnterially detrimental to the public welfete or injurious to the ptop-
erty or improvements in such vicinity and zone in which the prope~ty is Located.

NOW, THEREFORE, BE IT R~SOLVED tf~at the Aneheim City Plenning Commission does hereby grant subject
Petition for Variance, upon the following condition~ which ace hereby found to be a necessary prerequisite to the pro-
posed use of the subject pr•~perty in ordec to preserve ti:e safety aad general welfare of the Citizens of the City of
Anaheim:
1. That the developer shall pay water assessment fees as determined by
the Director of Public Utilities prior to the issuance of a building permit.
2. That trash storage areas shall be provided in accordance with approved
plans on £ile with the office of the Director of Pub2i,c t9orks.
3. That fire hydrants shall be installed as required and determined to be
necessary by the :hief of the Pire Department.
4. That all air conditioning facilities shall be properly shielded from
view, and the sou!~~ buffered from adja~ent properties.
5. That any parking area lighting proposed within 120 feet of the easterlv
property line shall be down-lighting of a maximum height of 8 feet, which
lightin9 shall be directed away from the proerty lines to protect the residen-
tial integrity of the area.
6. That subject property shall be developed substantially in accordance
with plans and specifications on file with the City af Anaheim marked Exhibit
Nos. 1, 2 and 3.
?. That Condition Nos. 2, 3, 4, 5 and 6, above m~ntioned, shall be
complied with prior to final building and zoning inspections.
