A RESOLUTION OF THC CI'"Y PLANNING :,OMMISSION OF THE CITY OF ANAHEIM
THAT PETITIGN FOR VARdANCE NO. 2354 BE GRANTGD
WHEREAS, the City Planning Commission of the City of Anaheim did receive a veriEied Petition for Verience
from CNARLES FRIEDMAN, 2124 Harriet Lane, Anaheim, CaliEornia 92804, Qwner of certain real
property siteated in the City of Anaheim, County of Orange, State of California, described
as Lot 12 of Tract No. '~J89
; and
WHEREAS, the City Plenning Commission did hold a public hearinb et the City Hall 1n the City oE Anaheim
on Mey 1, 1972, at 2:00 o'clock P,M., no:ice o[ said public hearing heving been duly given as required
by lew end in acr.ordance with the provisions of the Aneheim Municipel Code, Chepter 18.68,to hear end consider
evidence for and ~gainst seid proposed varience and to investigete nnd meke findings and recommendetions in connec-
tion therewith; end
WHEREAS, said Commissinn, efter due inspection, investigetion, end study mede by itself end in its behelf,
and after due consideretlon of all evidence end reports offere~ et seid henring, does find and detennine the following
facts:
That the petitioner revuests a varience (rom :he Aneheim Municlpel Code as follows :
SECTIpN 18.24.J30(3-b) - Minimum rear yard requirement. (10 feet
required; 5 £eet proposed)
2. That the petitioner proposes to construc;t a single-story room addition
on subject property.
3. Thet there ere exceptionel or extraordinary circumstances or conditions uppliceble to the property involved
or to the intended use of the property that do not epply generelly to the property or class of use in the some vicinity
end znne.
4.That the requested verlance is necessery for the preservation end enjoyment of a substantial property right
possessed by other property in the seme vicinity and zone, and denied to the property in question.
5• That the requested verlance will not be meterielly detrimental to the public welfate or injurious to the pec~-
erty or improvements in such vicinity and zone in which the property is loceted.

~ NOW, THEREFORE, BE IT ~ESOLVED that the Aneheim City Plenning Commiusion does hereby grant subject
Petition for Varience, upon the folluwing condit~ons which ere hereby found to be e necessary pcerequisite to the pro-
posed use of the subject property in order to preservn the saEety end generel welfere of the Citizens of the Ciry of
Anaheim;
1. That subject property shall be developed substantially in accordance
with plans and specifications cn file with the City of Anaheim marked Exhibit
Nos. 1, 2, 3, and 4.
2. That Condition No. 1, above mentioned, shall be complied with prior
to final building and zoning inspections.
