R-A, AGRICULTIIRAL ZCNE, and to inoorporate said,described property into the R-1, ONE FA~dILY
RESIDENTIAL, ZONE, upon the following aonditions which are hereby found to be a necessary
prarequisite to the proposed use of subject property in order to proserve the safety and
general welfare of the Citizans of tho City of Anaheim:
(1) That a final tract map'of subjeat property stisll be submitted to and approved by
the City Co~.nail and then be reaorded in the offioe of the Orange County Reaorder.
(2) That the completion of these reolassi.fication proaeedings is aontingent upon the
granting of Variance No. 2499 end Tentative Map of Tract No. 5778,.Revision No. 1.
(3) That the owner(s) of subject propert,y shall pa~j"to the City of Anaheim the
appropriate park and reareation in-lieu fees as determined tc be a,ppropriate by the City
Counoil, eaid feas to be peid at the time the building permit is issued.
(4) That fire hydrants shall be installed and char~ed as required and determined to
be necessary by the Ghief of the Fire Department prior to commencement of structuz•r~l framing.
(5) That final floor plans and elevations for the proposed houses shall be submitte3
to and-approved by the Planning Commission and City Coundil.
(6) Prior to,the introduotion of an ordinanae rezoning subjeot property, Condition
Nos. 1, 2', and 5, above maptioned, shall be oompleted: The provisions or rights granted
by this resolution sha11 become null and void by action of the City Counoil unless said
conditions are oomplied with within one year from the date hereof or.suah further time
as the City Counoil may grent.
