foc end egeinst seid proposed ceclesslficetion and to investigate end meke findings and eecommendetions in connection
therewlth; and
WHEREAS, seid Commissian, aEter due inspection, investigetton, end study made by itselE end in its behelf, end
after due consideration of all evldence and reports ofEered et seid hearing, does find and determine the following tects:
1. Thet the petitioner proposes a reclassificetion oE the ebove described property ftom the R-A ~ AGRICULTURAL,
ZONE to the C-1, GENERAL COtAtERCIAL, ZONE.
2. That alttiough the propoaed reclassification ie not in conformance with the General
Plan lan3 use deaignetion, the reclaseification would complete the zoning pattern of the
neighborhood; and that it appeara to be a ingical extenai~n of the commercial zone esteb-

That the Planning Commissior., in connection with an Exemption Dnclaration Status request,
finds an8 determines that tne proposal would have no significant envi:~nmental in~pact and,
cherefore, recommen8s to the City Council the.C no Environmental I~pact Starement is necessary.
NOW, THEREFORE, 13E IT RESOLVED that the Anaheim City Planning Co~mission uoes hereby
recou~mend to the ~ity Council of the City of Ansheim that s~ubject Petition for Reclassifi-
car.ior, be approved and, by so doing, that Title 18-Zonir.g of the Anaheim Municipal Code be
amended to exclsde the abave desbribed proQerty fron.the R-Y+, AGRICULTUP,AL, ZONF, and'to in-
corporate said deseribed property into the C-1, GENERAL COTRlERCIAL, ZONE, upon the follow-
sub ectdl=i~oeTtwhinhord~rh[oepreserve tl:ebsafetycand&generalewelfare of the Citizens ofQthe

City of Anaheim:
(1) That the owner(~~ of subjecC ~±f:operty shall deed tha~c portinn of E sl-rip ~f land
40 feet in width from the cenierline of the atreet aleng Riverdale Avenue, which lies within
the City of Anaheim, to the City of Anaheim for street wideni.ng purposes; and shall aupp~y '
evidence to the City of Ariaheim that an offer of dedication f7r street widening purposes has
been made to the City of Orange for portions of the street which will lia ~aithin the City of
Orange.
!2) That all engineering requirements of the City of Anaheim along Riverdale Avenue,
including preparation of improvement plans and inatallation of all improvements, sucYa as
curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other ap-
purtenant work shall be complied with as required by the City Engineer and in accnrdance
with standard plans and specifications on file in the office of the City Engineer; that
street ligliting facilil•iea along Riverdale Avenue shall be installed as required by the
Director of Public Utilities and in accordence with standard plans and specificationa on
file in the office of the Director of Public Utilities; and that a bond in an amount and
form saCisfactory to the City of Anaheim shall be posted with the City to guarantee the
installation of the aforementioned requirements.
(~) That the owner(s) of. aubject property~shall pay to the City of Anaheim the Sum of
60 centa per front foot along Riverdale Avenue for tree planting purposes.
(4) That trash storage areas ahall be provided in accordance with approved plans on
file with the oftice of the Director o£ Public Works.
(5) That fire hydranta shall be inatalled and charged as required and determined to
be necessary by the Chiei of the Fi.re Department prior to commencement of structural framing.
(6) That all air conditioning facilities ahall be properly shielded from view, and
the ac+und buffered from adjacent properties.
(7) That sub~ect property shall be aerved by underground utilitiea.
(S) That the final parking plan shell be approved by the Development Servicea Depart-
ment, end nny landacaped areas in the parking area shsll be protected with six-inch hlgh
concrete curba, and concrete wheel srops ahall be provided for parking spaces as required.
(9) Thak drainage of subject properCy shall. be disposed of in a manner that ia satis-
faGtory to the City Engineer.
(10) That the developer shall obtain a favorable flood hazard letter, acceptable to
the City.nf ~n~heim, from the Orange County Flood Control Diatrict.
(11) Thnt a landscape plan ~or s'lioval paspstiyulated to bybthetpetitionerDevAnydeci-
Serxices Department for review and App r p
si:un made by the Developmeat Services Department on said plan may be appealed to the Plan-
ning Commission artd City Council.
(12) Prior to the introduction of an ordinance rezonfng eubject property, Condition
Nos. 1, 2, 3, and 10, above nentioned, shall be completed. The provieions or rights granted
by this resolution shall becume null and void by action of the City Council unless said con-
ditiona are complied with within oae year from the date hereof or such further time as the
City Council may grant.
(13) That Condition Nos. 4, 6, 7, S, 9, and 11, above mentioned, shall be complied
with prior to final building and zoning inspections.
