A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
P.ECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLiISSIFICATION N0. 72'~3-30 BE APPROVED
WHEREAS, the City ?lenning Commission of the City oE Rnaheim dib cecelve a verified Petition for Reclassiftca-
tionfrom GAIL AND MTJRIEL VARY, Post Office Box 67, Anaheim, California 92805, Owners of
certain real property situated in the City of Anaheim, County of Qrange, State of Califor-
nia, described as That portion of Vineyard Lot G-5 ss said lot is delineated on a map of
the lands of Anaheim, recorded in book 4, pages 629 and 630, Deeds, records a° Los Angeles
County, California, described as follows: Beginning at a point on the Sou`:h side of Santa
Ana Street, 910 feet North 75'~° East from the Southeast cornar of Santa Ana and Palm Streets,
thence North 75'~° East alang the South side of Santa Ana Street to the SouthWest corner of
Santa Ana and Lemon Street; thence Southerly along the West line of Lemon Str~:et 125 feet
to a point; tlience at righC=:angles Westerly and parallel with Santa Ana Street to a point
distant 910 feet Easterly from the EasC line of Palm Street; thence No•~therly and parallel
with Lemon Street 125 feet to a point of beginning

WHEREAS, the City Plenning Commission did hold a public headng et the City Nell in the City of Aneheim on
January $, 1973~ at 2:00 a'clock P.M. notice of seid public heering heving been duly glven as required by
lew end in accordence with the provisions of the Mehelm Municipel Code, Chepter 18.72, to hear and considec evidnnce
for end egelnst soid proposed reclessification end to investigete end meke Eindings end recommendetions in connection
therewith; end
WH~REAS, said Commission, eEter due inspection, investigetion, and study mede by itself end in its behelf, and
efter due cronsidecetion of all evldence end repods offered at seid heating, does find end determine the following fects:
1. Thet the petltioner proposes a recleasificetion of the abave desc:ibed prapetty from the R-2~ MULTIPLE
FAMILY RESIDENTIAL, ZONE to the M-1, LIGHT INDUSTRIAL, ZONE.
2. ThaC the proposed reclassification is in conformance wiCh land use deaignac.ions on
the General Plan.
3. Thnt the pcoposed reclessificetion of subject property is necessery and/or desireble for the orderly end pro-
per development of the community.
4. Thet the proposed ceclessiflcetion of subJect property does properly relete to the zones and the!r pecmltted
u~is locelly esteblished in close proximity to subject property end to the zones and thelrpermitted uses generelly esteb-
lished throughout the community.
5. That the proposed reclassification of subject prop^_rty requires the dedication and
improvement of abutting streeta in accordance with the Circulation Element of the General
Plan, due to the anticipated increase in traffic which will be generaCed by the intensifi-
catiot; af land use.
ENVIRONMENTAL IMPACT REPOBT FINDING:
That the Planning Coumiasion finds and determines that the proposal would hgve no signifi-
cant environmenCal impact and, therefore, recoimnends to the City Council ~.hat Exe~ption
Declaration Status be ~ranted,

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commiasion does hercby cecommend
to the City Council oE the City of Aaaheim that nubject Petltion for ReclasslEicetion be epproved end, by so doing,
thet T1Ue 18-ZonIng oE the Maheim Municipel Cods be emended to exclude the above described propetty fmm the
£.-2, MULTIPLE FAMILY RESIDENTL~?, ZONE and to incorporate said described property into the
M-1, LIGHT INDUSTRIAL, ZONE upon the following conditions which are hereby found to be a
necessary prerequisite to the proposed use of subject property in order to preserve the
sefety and general welfare of the Citizens of the City of Anaheim:
(1) That the owner(s) of subject property shall deed to the City of Anaheim a strip
of land for a 15-foot radius properr_y line retum at the intersection of Lemon and Santa
Ana Streets.
(2) That atreet lighting facilities along I,emon snd Santa Ana Streets shall be in-
stalled as required by the Director of Public Utilities and in accordance with standard
plans and specifications on file in the office of the Director of Public Utilities; and
that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with
the City to guarantee the installation of the above mentioned requirements.
(3) That the aidewalka and driveways shall be installed along Santa Ana Street as re-
quired by the City Engineer and in accordance with standard plans and specificationa on
file in the office of the City Engineer.
(4) Prior to the introduction of an ordinance rezoning aubject property, Condition
Nos. 1, 2, and 3, above mentioned, shall be completed, The provisions or righta granted
by this resolu~'on ahall become null and void by action of the City Council unless said
conditions ?re complied with within one yesr from the date hereof or such further time as
the City Council may grant,
(5) That the completion of these reclassification proceedings is conting~nt upon the
granting of Conditional Use Permit No. 1367.
