A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMITI3~Z_.SE GRANTED IN PART
WHEREAS, the City Plenning Commission oE Uie City oE Anaheim did receive a verified Petition for Con-
ditional Use Permit from GAIL AND MIJRIEL VARY, Post Office Box 67, Anaheim, California 92805,
Owners of certain real property situated in the City of An.aheim, County of Orange, State
of California, described as That portion of Vineyard Lot '~-5 as said lot is delineated on
a map of the lands of Anaheim, recorded in book 4, pages 629 and 630, Deeds, records of
Los Angales County, California, described as follows: Beginning at a point on the South
side of Santa Ana Street, 910 feet North %5'~° East from the Southeast corner of Santa Ana
and Palm Streets, thence North 75'~° East along the South sid.e of Santa Ana Street to the
Southwest corner of Santa Ana and Lemon Street; thence SoutY~erly along the West line of
Lemon Street 125 feet to a point; thence at right angles Wesiterly and parallel with Santa
Ana Street to a point distant 910 feet EaeCerly from the Eaett line of Palm Street; thence
Northerly and parallel with Lemon Street 125 feEt to a poinC of beginning. EXCEPTING
THEREFROM that portion of said land lying within Lemon Street and Santa Ana Street
; and
WHEREAS, the CityPlenning Commissicn did hold a public hea:ing et the CityHell in the City of Mnheim
on January 8, 1973, et 2:00 o'clock P.M., notice of said public hearing heving been duly given
as required by lew end in eccordance with the provisionc oEthe Meheim Municipel code, Chepter 18.64, to hear
and consider evldence for end egeinst seid proposed conditional use and to Investigate a~d meke tindings end
recommendations in connectton therewith; and
WHEREAS, sald Commission, atter due inspection, investigetion, nnd etudy made by itself und in its br
helf, and efter dne consideretion of ell evldence end teports ofEered at said hearing, does find end determine the
following fects:
1. Thet the proposed use is propecly onc Eor which a Conditionol Uee Permit is euthorized by Code Section
18.52.050(1-a) to wit: establiah an outdoor recreational vehicle atorage yard with waivera
of:
a. SECTION 18.52.060(3-a and 3~b)_ - Required encloaure of outdoor usea. 6-foot
high masonry wall required; 6-fooe high
chainlink fence propoaed)
b. SECTION 18.52.060 - Minimum setback adiacent to a local street.

2. That 'Aaiver 1-a, above mentioned, ia hereb}r granted in part permitting construc-
tion of a chainlink fence slong the weat property line where induatriel development exista,
however, waiver of the 6-foot masonry wall along th~. east, south, and north property lines
is hereby denied.
3. That Waiver 1-b, above mentioned, is hereby denied on the baeis that the land-
scaping strip proposed to be located insLde of the fence should be located outside the
required 6-foot masonry wall in order to pro~ide visibility to motorists.
4. ThaC the proposed use, as granted, will not adversely affect the adjoining land
uses and the growth cnd development of the area in which it is propoaed to be located.
5. That the size and ahape of the aite propoaed for the use, ae granted, is adequate
to allow the full development of the proposed use in a manner not detrimental to the partic-
ular, area noz to the peace, health, eafety and general wel£are of the Citizens of the City
of Ei,naheim.
6. That tha granting of the Conditional Use Permit, as granted, under ttie conditions
impr,ised, if any, will not be detrimental to the ~,eace, health, safety, and general welfare

NOW, THEREF012E, BE IT RESOLVED thet She Aneheim City Plenning Commission dues hereby grent/subject
Petition for Conditionel Use Pennit, upon the following conditions which ere hereby found ta be a necessery pcerequisite
to the proposed use of the subject property in order to pcesecie the sefety end generel welfere of the Citizens of the
Ciry of Anaheim:
(1) That this Conditional Use Permit is granted subject to the comp2etion of Reclassi-
fication No. 72-73-30, row pending.
(2) That trash storage areas shall 'be provided in accordance with approved plans on
file with the office of the Director of Public Works.
(3) That fire hydrants shall be installed and charged as required and deEermined to be
necessary by the Chief of the Fire DeparCment prior to co~encement of structural framing.
(4) That subject properr_y shall be served Sy underground utilities:
(5) That a 6-foot mas~nry wall shall be constructed along the south, north and east
property Iines.
(6) That any parking area lighting proposed shall be down-lighting, which li.ghting
shall be directed away from the property lines to protect the residential integrity of the
area.
(7) That subject property shall Ue developed substantially in conformance wi.t:li plans
and specif.ications on file with the City of Anaheim marked ExSibit No, 1 provid~J, `nowever,
that the ingress-egress nearest Santa Ana Street shall be deleted, that the requiced 6-foot
mesonry wall shall be located five feet inside the property line and the proposed.landscap-
ing shall be planted in the required 5-foot local street setback.
(8) That Condition Nos, 2, 3, 4, 5, 6, and 7, above mentioned, shall be complied with
prior to final building and zon3ng inspections.'
(9) .That Condition No. 1, above mentianed, shall be complied with pr;or to the time
trat ihe building permit is issued or within a period of one year from date hereof, which-
ever occurs firsc; or such further time as the Planning Coa~mission or City Council may grant.
