RECOMMENDING TO THE CITY CUUNCIL OF TH~ CITY OF ANAHEIM THAT

WHEREAS, the City Plenning Commission of the City of Anaheim d+. : initiate a Petition for. Reclassi-
fication on property situ&ted in the City of Anaheim, County of Orange, State of California,
described as Port•ion 2- PARCEL ~nTO: Lots 5 through 12 in Tract No. 1569, as shown on a
map recorded in Book 47, page 17, Miscellaneous Maps, records of Orange County, and Lots 45
through 49 in Tract No. 1633, as shown on a mAp recorded in Book 47, page 50, Miscellaneous
Maps, records of Orange County, and Lots 1 through 8 in Tract No. 1851, as shown on a map
recorded in Book 56, pages 25 and 26, Miscellaneous Maps, records of Orange County, and
that portion of that certaln parcel shown on said Trace Ma~ No. 1851 as not a part of this
subdivision bounded on the north by the south line of Lot 8 and bounded on the south by the

law end in eccordence with the provisicns ofthe Anaheim Muni~ipel Code, Chapter 18.72, to heer and consldee evidence
for end egeinst said proposed reclassificetion end to investigete and make findings end cecommendations in connectien

WHEREAS, seid Commission, efte~ due inspection, investigetion, end study mede by itself end in its behalf, and
efter due consideration :f ell evidence end reports offered at seid heering, does find end determine the Eollowing fects:
1, That the petitioner proposes a reclessificetion of the above described property from the R-A~ AGRICULTURAL~
ZONE to the C-0, COMMERCIAL OFFICE, ZONE.
2. That the praposed reclaesification ia in conformance with the land use designat2on
of the General P7.an for the easC side of the street oniy.
3. That the Commission proposes to ectablish the most comparable City o£ Anaheim
Zoning to that which the properties had while under the jurisdiction of the County oi
Orange.

ENVIRONMENTAL IMPACT REPORT FINDING:
That the Planning Commission, in connection with an ~xemption Declaration Status r.equest,
finds and determines that the psoposal would have no signifir_ant environmenCal impact and,
therefore, recommends to the City Council that no Environmental Impact Statement is necessary.

NOW, THEREFORE, BE I1' ~OLVED thet the Aaeheim City Plenni mmission does heceby ~ecommend

that Title 1&Zoning of the Aneheim Municipel Code be amended to exclude the ebove described propedy from the
R-A, AGRICULTURAL, ZONE and to incorporated said described property into Che C-0, COA'ASERCIAL
OFrICE, ZONE, upon the following condiYiot}s which are hereby found to be a necessary pre-
requisite to the proposed use of subject property in order to preserve the safety and gen-
eral welfare of the Citizens of the City of Anaheim:
(1) That the sidewalks shall be installed along Brookhurst Street as required by the
City Engineer and in accordance with standard plans and specifications on file in the office
of the City Engine~T.
(2) That the owner(sj of subject property shall pay to the City of Anaheim the sum of
$2.00 per front foot along Brookhurst StreeC for street lighting purposes.
(3) Thet the owner(s) of subject property shall pay to the City of Anaheim the sum of
60 cents per front foot along Brookhurst for tree planting purposes.
(4) That trash storege areas shall be provided in accordance with approved plans an
file with the office of the Director of Public Works,
(5) That fire hydrants shall Ue installed and charged as required and determined to
be necessary by the Chief of the Fire Department.
(6) That a six-foot masonry wall shall be constructed along the east or weat property
lines.
(7) That all eir conditioning facilities shall be property shielded from view, and
the sound buffered from adjacent properCies.
(8) That any parking arn_a lighting proposed shall be down-ligttting of a maximum Y~eight
of six feet, which lighting shall be directed away from the property lines to protect the
residenti~l integrity of the area
(9) That the final parking plan shall be approved by the Development Services Depa~t=
ment, and any landscaped areas in the parking area shall be protected with six-in~h high
concrete curbs, and concrete wheel stops shall be provided for parking spaces.
(10) That drainage of sub~ect• property shnll be disposed of in a manner ttiat is satis-
factory to Che City Engineer.
(11) Prior to the introduction of an ordinance rezoning sub3ect property, Condition
Nos. 1, 2, 3, 4, 5, 6, 7, 8, 9 and 10, above mentioned, shall be completed. The provisions
or rights grsnted by this r.esolution shall become null and void by action of the City
Council unless said r.onditio:is are complied with within one year from the date hereof or
such futther time as the City Council may grant.
