A RESOLUTION OF THE CITY PLANNING COIVIMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT~9-~-$E DENIED
WHEREAS, the City Planning Commission oE the Ci2y of Meheien did receive a vecified Petition for Con-
ditional Use Permit from JAMES A. AND ERANA OLSON AND JOSEPH AND BETTE K. DAV IDSON~ 414 North
State College Boulevard, Anaheim, California 92806, Owners; JAMES OLSON, 875 South Hilda
Street, Anaheim, California 9z806, Agent ~t certain real property situated in the City
of Anaheim, County of Orange, State of California described as Lot Nos. 115 and 116 of
Tract 2205, in the City of Anaheim, as per Map recorded in Book 64, Pages 33 to 35, ~~-
clusive, of Miscellaneous Maps, in the office of the County Recorder of said Oran9e

WHEREAS, the City Plenning Commission did hold e public hearing at the CityHell in the City of Anaheim
on ~ugust 20, 1973 a et 2:00 o'clock P.M., notice of said public heering having been duly given
as required by law and in eccordance with the provisions oE the Anaheim Municipel cade, Chepter 18.64,to heur
and consider evidence Eor and egainst said proposed conditionel use and to investigate and meke findings and
recommendetions in connection thecewith; and
WHEREAS, said Commission, after due inspection, investigetion, and study mede by itselE and in its be-
halE, end efter due consideration of all evidence end ceports offered at said hesring, doea find and determine the
following fects:

2. That the Planning Commiasion has recommended disapproval of the reclaseification
of subject property, therefore, the requested conditional use permit could not be exer-
ciaed within the requirements of the existing zoning on subject property.
3. That commercial uses at Chis ir.tersectiott would present extremely hazardous
traffic conditions at Savoy Avenue and State College Boulevard.
4. That Area Developmenr. Plan No. 98, Exhibit '!F", depicting sound attenuation de-
vices that may be used to retain the reaidential integriCy of these homes was recomaended
for appraval by the Planning Comcnission on August 6, 1973.

5. That the proposed use will adversely affect the adjoir.ing land uses and the growth
and development of the area in which it is proposed to be located,
6. That the size and shape of the site proposed for the use is not adequate to allow
the full development of the proposed use in a manner not detrim~ntal to the particular area
nor to the peace, heaith, safety, and general welfare of the Citizens of the City of Anaheim.
7, That the granting of the Conditional Use Permit •._nder the conditions imposed, if
any, will be detrimental to the peace, health, safety, and general welfare of the Citizens of
the City of Anaheim.
8. That five persons appeared representing ten persnns present in the Council Chamber,
and a petition signed by 59 adjoining property owners was received, all in opposition.
ENVIRONMENTAL IMPACT REPORT FINDING:
That the Planning Commission, in connection with an Exemption Declaration Status requeat, finds
and determines that the proposal would have no significant environmental impact and, therefore,
recommends to the City Council that no Environmental Impact Statement is neceasary.
NOW, THEREFOP~E, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby deny snbject
Petition for Conditional Use Permit on ffie besis of the eforementioned fiadings.
