WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
.;anuary 22, 1973, at 2:00 o'clock P.M., notice of said public hear?ng having been duly given as required by
law and in accordance with the provisions of the Anaheim Municipal code, Chapter 18.64, to hear and cansider evidence
for and aGair.st said proposed conditional use and to investigate and meke fiadings and recommendations in connection
therewith; and
WHEREAS, said Commission, aEter due inspection, investigation, and study mede by itself and in its behalE, and
after due consideration oE all evidence and reports oEfered at said hearing, does find and detetmine the following facts:

NO~d, THEREFOI:E, BE IT RLSOLVED thac the Anaheim Ci~y Planning Commission does hereby
grant subject PetiCion for Condi~ional Use Permit, upon the following conditions which are
hereby found to be a necessary prerequisite to the proposed use of the subject property in
order to preserve the safety and general welfare of the Citizens of tl~e City uf Anaheim:
(i) Thac street lighting faci7.ities along Allec Street and Cerritos Avenue shall be
installed as required by tne Director of Public Utilities and in accord'ance wich standard
plans and spe~ificarl.ons on file in the office of the Director of Public Uti.lities; and that
a bond in an amount and form satisfaciory to th4 City of Anaheim shall be posted witli the
City [o guarantee the instailation of the above mentioned requiremen~s.
(2) Thac [i~e driveways shall be installed along Allec Streec and Cerritos Avenue as
required by the City Engineer and in accor.dance wi~h standard plans and specifications on
file in the office of the Cicy Engineer.
(3) T.ha~ ~rash storage areas shal~ be provided in accordance with approved plans on.
file with ~he of'Fice uf ttie Direc~or of Public Works.
(4) That fire hydranCS shall be installed and charged as required and determined to
be necessary by the Chief of the Fire Departmer,c prior to commencement of structural framing.

provided, however, tha~ the easternmos~ driveway along Cerritos shall be located to Lewis
Stree[, as scLpuiated to by the peticioner.
(11) That Condition Nos. 1 and 5, above men[ion2d, shall be comp'lied,with prior to thp
commencemenc of the activi~y authorized under ~his resolucion or prior co the time that the
buildir,g permit is issued., or within a period uf one year, whichever occurs first, or such
further cime as the Flanning Commission may grant.
(12) That Condition Nos. 2, 3, 6, 8y 9, and 10, above mentioned, sha11 be complied with
prior ~o final bui'iding and zoning inspections.
