Anaheim, California 92802, Agent of certaln real property situated in the City of Anaheim,
County of Orange, State of Califor~ia, as described in Exhibit "A" attached hereto and re-
ferred to herein as though set fa~th ir full

WHEREAS, the City Planning Commissiart did hold a public hearing at the City :lall in the City oE Aneheim on
August 20, '973~ at 2:00 o'clock P.M. notice of said public hearing having been duly given as cequired by
law and in eccordence with the provisions of the Anaheim Municipal Code, Chapter 18.72, to hearand consid~r evidence
for and against said pioposed reclassification and :u investigate and make findings end recommendetions in connection
therewith; end
WHEREAS, said Commission, after due inspection, investigetion, end study mede by itself and in its behelE, end
aftet due consideration of all evidence end reports offered et seid hearing, dues find and determine the following fects:
1. That the petitioner pcoposes a reclassification of the above described property from the R-1 , ONE FAMI LY
R[SIDENiIAL and R-3. MULTiPLE FAMILY RESIDENTIAL, ZONES to the RS-5000,ONE FAMILY, ZONE.
2. That the proposed reclassificaticn is not in conformance with the Ge~eral Plan,
however, the development propcsed for subject nroperty should be compatible with existing
uses in the area.
3. Tha:the proposed reclassificatiea oi subject property is necessery and/or desireble for the orderly end pro-
per develapment of the community.
4. Thet the proposed :xclessiEication of subjecl pr~pecty noes properly relate to the zones end their pecmitted
uses locelly established in close proximity to subject property and to the zones and their permitted uses generally esteb-
lished thcoughout the community.
5, That the proposed reclassifica:ion of subject property requires the ded~cation and
improvement of abutting streets in accordance with the Circulation Element of the General
Plan, due to the anticipated increase in traffic which will be yererated by the intensifi-
cation of land use.
6. That the petitioner stipulated to dedicatio~ oP a 30-foot wide strip of land (from
the centerline of the street) for street wide~ing purposes for Tyrol Place.
7. That a petition signed by 17 persons living i~~ close proximity was received in favor
of subject petition.
ENVIRONMENTAL IMPACT REPORT FINDING:
That the Plan~ing Commission, in connection with ar. Exemption Declaratian Status request,
finds ~nd deiermines that the proposal would have no significant environme~tal impact and,

• NOW, THEREFORE, BE IT~SOLVED that the Anehcim City Plenni~ommission does heceby recommend
to the City G:ancil of the City of Anaheim that subja:t Petition fot RecleasiEicetion be eppcoved e~nd, by so doing,
that Title 18-Zoaing of the Aneheim Municipel Code bc emended to e:clude the above descclbed propecty fcom the
R-1, ONE FAMiLY RESIDENTIAL, ZONE and R-3. MULTIPLE FAMILY RESIDENTIAL, ZONE and to in-
corpo~•ate said described property into the RS-5000, ONE FAMILY, ZONE, upon the following
conditions which are hereby found to be a necessary prerequisite to the proposed use of
subject property in order to preserve the safety and gereral welfare of the Citizens of
the City of Anaheim:
(1) That a final tract map of subject property shall be submitted to and approved by
the City Council and then be recorded in the office of the Orarge County kecorder.
(2) That the owner(s) of subject property shall deed to the City of Anaheim a strip
of land 30 feet in width from the centerline of ~he street along Tyrol Avenue and Tyrol
Place for street widening purposes as stipulated to by the petitioner.
(3) Prior to the introduction of an Ordinance rezoning subject property, Condition
Nos. 1 and 2, abcve mentipned, shall be completed. The provisions or rights granted by
this resolution shall become null and void by action of the City Council unless said con-
ditions are complied with within one year from the date hereof or such further time as the
City Council may grant.
THE.FOREGOING RESOLUTION is signed and approved by me this 30th day of August, 1973.
