54-unit apartment complex:
SECTION 18.28.050(7-a) - 4tiinimum d3.stance between buildings. (29 feet
required; 12 feet proposed)
2. Thet there are exceptIonal or extr~ocdinery ciecumstences or conditlons eppliceble to the property involved
or te the intended use oE the property that do not epply generelly to the property or class of use in the same vicinity
and zone.
3. That the requested verience is necessery for the pceservation ond enjoyment of e substantial property right
possessed hy other prope~~• in the seme vicinity and zone, and denied to the property in question.

That the Planning Co~nisaion, in connection wi.th ~n Exemption Declaration SCatus rec~uest,
finda and deteL7nines that the proposal would have no aignificanC environmental impact and_
therefore, reconanends to the Ci.ty Counc3l that no Environmental Impsct Statement is necebsary.

• NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grent subject
Petition for Vacience, upon the following conditions which ere hereby found to be e necessary precequisite to the pro-
posed use of the subject property in ocder to preserve the sefety end generel welfare oE the Citizens of the City of
Anaheim: , ,
(1) That this Variance is granted subject to the completion of Reclassificetion
No. 73-74-12, now pending. '`
(2) ThaC sub3ect properCy shall be devel.o~t--wsbstantially in accardar.ce with
plans and specifications on file. with the Cfty of Anaheim matked ~xhibit No. Z, Revision
No. 1, Exhibit Nos. 2 and 3 provided, however, thaC sufficient access shall be provided
to the rear paCio areas and that adequate Escape routas shall be provided for all units in
case of a fire, as stipulated to by the peCitioner.
