NUW, THEREFOP.E, BE IT RESOLVED that the Anaheim City Planning Commission does hereby
grant subject Petitiou for Conditional Use Permit, upon the following conditions which are
hereby found to be a necessary prerequisite to the proposed use of the.subject property in
order to preserve the safety and general welfare of the Citizens af the City of Analieim:
(1) That the owner(s) of subject property shall deed to the City of Anahein a s'trip
oE land 53 feet in width from the centerline of L•he st:eet along La Palma Avenue and a strip
of land 32 feet in width from the centerline of the street along Whitestar avenue for street
widening purposes.
(2) Thgt all engineering requirements of the City of Anahei.m along La Palma Avenue and
Whitestar Avenue, including preparation of improvement plans and installation of all improve-
ments, such as curbs and gutters, sidewalks, street grading and paving, 3rainage facilities,
or other appurtenant work shall be complied with as required by the City Engineer and in ac-
cordance with standard plans and specifications or. file in the office of the City Engineer;
and that street lighting facilities along La Palma Avenue and Whitestar Avenue shall be in-
stalled as required by the Director of Public Utilities and in accordance with sCandard plans
and specifications on file in the office of the Director of Public Utilities; and that a bond
in an amount and form satis£actory to the City of Anaheim shall be posted with the City to
guarantee the installation oE the above menCioned requirements.
(3) That trash storage areas shall be provided in accordance with approved plans on
file with the office of the Director of Publi.c Works.
(4) That fire hydrants sh;tll be installed and charged as required and determined to
be necessary by the Chief of the Pire Department prior to commencement of structural framing.
(5) That aYl air conditioning facilities shall be properly shielded from view, and
the sound buffered fron adjacent properties.
(6) ThaL• a parcel map to record the approved division of subject property be su~mitted
to and approve~l by the City.
(7) That subjecz property shall be yerved by underground utilities.
(8) That the f.inal parking plan shall be approved by the Development Services Depart-
ment, and any landscaped areas in the parking area shall be protect~d with six-inch high con-
creCe curbs, and concrete wheel stops shall be provided for parking spaces.
(9) That this Conditional Use Permit is granted subject to the completion of Reclassi-
fication No, 69-70-58, now pending.
(10) Tliat drainage of subject property shall be disposed of in n manner that is satis-
factory to the Ciey Engineer.
(11) That subject property shall be developed substanCially in accordance with plans
and specifications on file with the City of Anaheim marked Exhibit Nos. 1, 2, and 3 provided,
however, that one additional course shall be provided on the six-foot high masonry wall, as
stipulated by the petitioner,
(12) That Condition Nos. 1, 2, 6, and 9, above mentioned, shall be complied with prior
to the coimnencement of the activity authocized under this resolution, or prior to the Cime
thal• the building permit is issued or.wiLhin a period of one year from daCe hereof, whichever
occurs first, or auch further time as the Planning Commission may grant•.
(I3) That CondiL•ion Nos. 3, 5, 7, 8, 10 and 11, above mentioned, shall be complied with
prior to final building and zoning inspections.
(14) That storage of ineCerials shall be no higher than the proposed helght of the
masonry wall, asstipulated to by the petitioner.
