A RESOLUTION OF THE ~ITY PLANNING COMMISSION OF T:fE CITY OF ANAHEIM
THA'P i~ETITIQN FUR VAF2TANCE N0. 2474 BE GRANTED
WHEREAS, the City Flanoing Commission of tne City of Anaheim did receive a verified Petition for Varience
from WILLIAM T, SAI~iWAYS, 1626 Cast 17t1~ Street, Santa Ana, California 92701, Owner of certain
real property situated in the City of Anaheim, County of. Orange, State of California, as des-
cribed in Exhibit "A" attached he~eto and referred to herein as though set forth in full
; and
WHEREAS, tha City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim
on 7anusry 22, 1973, at 2:00 c'c:ock P.M., notice of said public hearing having been duly given as cequired
by law and in accordance with the pcovisions oE the Aneheim Municipel Code, Chapter 1$.68,to hear and consider
evidence for and agaiast said proposed variance and to investigate and make findings and recommendations in connec-
tion therewith; and
WHEREAS, said Commissinn, after due inspectian, investigation, and study made Ly itself and in its behalf,
and after due consideration of all evidence and reports offered at said hearing, does Eind and determi~e the following
facts: '
That the petitioner . requests variar~ces from the Anaheim-Municipal Code as follows:
a. SGCTION 18.04.050(1) - Continued use of non-conforming_building in ar. "M"
Zone witL expansicn. (No enlargements or additions
~ermitted; over 50% enlargement proposed)
b. SECTION 18.52.060(2)(a)1-a&b Minimum setback from secondarv arterial highway.
(50 feet required; 21 feet, 6 inches existing and
proposed)
c. SECTION 18.~?.060(2)(b)_ -~ide and rear setbacks from residential zone. (26
feet required; 0 feet existing)
2. That the peeitioner proposes to expand the existing faciliL•ies.
3. That there are exceptional cr extraocdinary circumstances or conditions applicable to the property involved
or to the intended use oi the property that do not apply generally to the propecty or cless of use in the same vicinity
and zane.

NOW, THEREFORE, BE IT RE~VF.D that the Aneheim City Planning C~ssion does hereby grant subject
Petition for Vnriance, upon the following conditions which are heceby found to be a necessary prerequis.ite to the pro-
posed use of the subject prcperty in ordec to preserve the safety and general welEace of the Citizens of the City of
Anaheim:
(1) That this Variance is grented subject to the comp;etion of Reclassification No.
72-73-31, now pen3ing.
(2) That the owner(s) of subject ~roperty shall pay to the City of Anaheim the sum of
$2.00 oer front f~ot alang hianchester Avenue for street lighting purpases.
(3) That trash storage areas shall be provi3ed in accordance with approved plans on
file with the office of the Director of Public Tdorks.
(4) That a six-foot nasonry wall shall be constructed along the northwest, southwest
and southeast property lines. '
(5) That all sir conditioning facilities shall be properly shielded from view and the
sound buffered from adjacent properties.
(6) That subject property shall be served by underground utilities.
(7) That tha existing structure shAll be brought up to the minimum standards of the
City of Anaheim, including the Uniform Building, Plumbing, Electrical, Housing, Mechanical
and Fire Codes as adopted by the City of Anaheim.
(8) That the final parking plan shall be approved by the Development Services Depart-
ment, and any landscaped areas in the parking area shall be protected with six-inch high

(9) That drainage of subject property shall be disposed of in a manner that is satis-
factory tc the City Engineer.
(10) That subject property shall be developed substantially in accordance with pla ns
ar..3 specifications on file with the City of Anaheim marked Exhibit Nos. 1, 2, and 3.
(11,) That Condition Nos. 1 and 2, above mentioned, shall be complied with prior to the
commencement o£ the activity authorized under Chis resolution, or prior to the time that the
Uuilding permit is issued, or within a period of one year from the da::e hereof, whichever
occurs first, or such E'urther time as the Planning Commission may grant.
(12) That Cundition Nos. 3, 4, 5, 6, 7, 8, 9, and 10, above mentioned, shall be complied
with prior to final bui'lding and zoning inspections.
