A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE N0. Z557 BE GRANTED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a veri~ied Petition for Varian~e
from KENNETH T. A'ID EMILY H. CONNER, 5031 ~rescent Drive, Anaheim, California 92806, Owners;
AN9CAL E.SGINE~,RING, in care of John Stevenson, 222 East Lincoln Avenue, Anaheim, California
92805, Agent of certain real property situated in the City of Anaheim, County of Orange,
;tate of Califprr,ia, described as Lot 4 of Tr.act No, 1005, as shown on a Map recorded in
Book 33, page 32 of Miscellar.eous Maps, records of Ozange County, California

WHEREAS, the City Planning Commission did hold a public hearing at the City Hell in the City of Aneheim

1. Thet the petitioner requests a vurience from the Anaheim 1Ytunic?pel Code as follows to establish

zone.
3, That t~e requested variance is necessary for the preservation end enjoyment of a substential property right
possessed by other property in the same vicinity and zone, and denied to the property in question.
4. That the requested variance will not be meterielly detrimentel to the public welfere or injurious to the prop-
erty or improvements in such vicinity end zone in which the pruperty is loceted.

quate as an informat:ive documer.t and follows the City°s establiahed guidelines, except that
there might be a drainage problem and the report has not adequately discussed this problem
iior were any proposed m•Ltigating mensures presented that could be taken to resolve this pYob-
lem; therefore, a supplement ahould be provided ;:he City Council that is acceptabie'before
the Cit•y Council adopl•ed the Report ar~d sapplement as its Enviror,me:.ta1 Impact Statement.

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does hereby gcant subject
Petition for Variance, upon the following conditions which are hereby f.ound to be a necesssry prerequisite to the pro-
posed use of the subject property in order to preserve the safety end general welfare of the Citizens of the City of
Anaheim:
(1) That this vaxiance is granted sub,ject to the completion of Tentative Map of Tract
No. 8470, now pending.
(2) That a perpetuai easement agreement for a strip of land 20 feet wide for accesa
as required for access to each lot ahall be submitted to and approved by the City Attorney's
Office ar.d then be filed and reco:ded in the office of the Orange County Recorder.
(3) T.hat subjece property shall be developed siibstantially in accordance with plans
and specifications on file with the City of ~naheim marked Exhibit No. 1.
