NOW, THEREFORE, BE IT RESOLVED that the Nnaheim City Planning Commission does '
hereby recommend to the City Council of the City of Anaheim that subject Petition for
Reclassification be approved and, by so doing, Chat Title 18-?oni,^.y of the Anaheim
Municipal Code be amended to exclude the above described property from the RGENERAL
AGRICULTURAL, ZONEuaon the,foilowingecondataonsrwhichPa~eeherebytfound to,be a

necessary prerequisite to the proposed use of subject p p Y
the safety and general welfare of the Citizens of the City of Anaheim:
(1) That th~ owners(s) of subject p.ro~rerty shall deed to the City of Anaheim
a strit: ofi land a minimum oi 52 feet in width from the centerline of the

able price, that portion of the property which the City oeCYnafieim owns

on file with the oftice of the Director of Public Wo~ks.
(g) That rire hydrants shall be installed and charged as required a:rd determir~ed
to be necessary b~y the Chief of the fire Departme~t prior to comr^encement of
structural framing.
(10) That subject property shail be served by undergro~r,d utilities.
(>>) That drainage of said property shall be disposed of in a manner satis`actory
to the City Engineer. If, in the preparation of the site, sufficient grading
is required to necessitate a grading permit, no work on gradirg will be per-
mitted between October 15th and Apr11 15th unless all required off~site
drainage facilities have 6een installed and are operative, Positive assurance
shall be provided the Ci~y that such drainage facilit~es will be completed
prier to October 15th. Necessary right-o`-way for off-site drainagz facili-
ties shall be dedicated to the City, or the City Coun~il shall have initiated
condemnaxi~n proceedings therdfor (the costs of which shail be borne by the
developer) prior to the cortm~encement of grading operations. The requ:~red
drainage fac+lities shall be o` a size and type sufficient to carry r~noff

thraughout the tract and from the downstream boundary of the property to the

(12) That grading, excavation, and ali other construction activities shall be
conducted in such a manner so as to minimize the possibility of any silL
originating from this project being carried intc, the Santa Ana River by
storm water ~riginating from or flowing through this project.
(13) That reasonable lan~scaping, including irrigation facilities, shall be
installed in the median and unpaved portion of the Santa Ana Canyon Ro~~d
parkway in e.ccordance with plans fa~ sai~d landscaping to be subr~i:ted to
and approved by the Parkway Maintenance Superintendent. Followi~g i~'
stallation and acceptance, the City of Anaheim shall assume the resoonsi-
bility for maintenance of said land~caping.
(+4) The City Council reserves the right to delete or amend the assumption of
landscape maintenance i~ the event Council policy changes.

completed. The provisions or rights granted by this resolut;on shalt
become nuil and void by action of the City Council unless said conditions
