A RESOLUTION OF THE CITY PLANNING COMMISSION OF THc ~ITY OF ANAHE~M
THAT PETITIUN FOR VARIANCE N0. 2480 BE GRAIvTED
WHEREAS, the City Plenning Commission cf ~he City oE Anaheim did receive a verified Petition Eor Verience
from KENNETH J. KREFFT, 840 North Clementine Street, Ar.aheim, California 92805, owner of
certain real property situated in the City of Anaheim, County of Orange, State of California,
described as Lot No. 16 of 'frar.t No. 399

!~1 WHEREAS, the City Plenning Commission did huld a public liearing et the City Hall in the City of Aneheim
~'~ on March 5, 1973, at 2:00 o'clock P.M., notice of said public heacing having been duiy given as required
by law and in eccordance with the provisions of the Anahcim Municipel Cod?, Chepter 18.68,to hear and consider
evidence Eor end ugainst said proposed variance end to investigate and make findings and cecommendations in connec-
tion therewith; and
WHEREAS, said Commissinn, after due inspection, investigetion, and study made by itself end in its behalf,

1. T'hat the petitioner re4uests variances from Che Anaheim Municioal Code as follows:
a. SECTION 18.20.010(2) - Minimum accessory building_coverage within required
rear yard. (Maximum 25% permitted; 44% existing and
proposed)

or to the intended use of the property that do not apply generally to the property or class of use in the same vicinity
and zone.
4'.. That the requested variance is r+ecessary for the pceservation and enjoyment oE ~ substantial property right
possessed by othec property in the some vicinity and zone, and denied to the property in question.

ENVIRONMENTAL IMPACT REPORT PINDING:
That the Planning Commission, in connection with an Exemption Declaretion Status request,
fittds and derermines that the proposal would have no significant environmental impact and,
therefor.e, recommends to the City Council thst no Environmental Impact Statement is neces-
sary.

NQW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant snbject
Petition for Varience, upon the Eollowing conditions which are heceby found to be a necesr,ary prerequisite to the pm-
posed use of the subject pronerty in order to presecve the safety and genecel welfare of the Citizens of the City of
Anaheim:
(1) That the owner~°) of subject property shall de2d t the City of Anaheim a strip
of land 10 feet i.n width frora the centerline of the aliey for ~,ley r•idenir~g purposes.
(2) That the owner~R) of subject property shail request and obtain approval of an
encroachment Fermit from the City of Anaheim for t+ll structural improvements located with-
in the ultimate alley r3ght-of-way.
(3) That the existing accessory buildir.gs(s) ahall be brought up to the minimum stand-••
ards of the City of Anaheim, including the ~Jniform Building, Plumbing, Electrical, Housing,
Mechanical and Fire Codes as adopted by the City of Anaheim.
(4) That subjact Property shall be developed substantially in accordance with plans
and specifications on file witF the C3.ty of Anaheim marked Exhibit No. 1.
(5) That Condition Nos. 1, 2, and 3, above mentioned, sha~l be complied with within
a period oE.sixty days from date of approval of this resolution.
