3. ThaC Waivers la and lb, above mentioned, are hereby denied on the basis thaC the
Sign Ordinance provides adequately for signing on subject psoperty and the petikioner can
achieve proper identification with facia aigns in addition to~one free-standing sign.
4. That Waiver lc, above mentioned, is hereby granted on the basia that due to the
manner in which the properCy has been developed, it would be impractical to place a free-
standing sign in the center of the property Lrontage.
5. That there are exceptional or extraordinary circumstances or conditions applicable
to the property involved or to the intended use of the property, as granted, that do not

That the Planning Commission, in connection with an Exemption Declaration S,tatus requesz,
finds and determines that the proposal would have no significant environmentgl impact and,
therefore, recommends to the City Council that no Environmental Impact Statem~nt is necessary~
