WHEREAS, the City Plenning Commission did hold a public hearing et the City Hell in the City oE Anaheim
on March 5, 1973, et 2:00 o'clock P.ht., notice of said public hearing having been duly given es req~ired
by law end in eccordence with the provisions of the Aneheim Municipal Code, Chepter 18.68,to heer and consider
evidence Eor end egainst said pr~po5ed variance and to investigate end make findings and recommendatiuns in connec-
tion therewith; and
WHEREAS, seid Commissinn, after due inspection, investigetion, end study made by itsel: end in its behelf,
and after due ~onsideration of all evidence and reports ofEered al seid hearing, does find end determine the following
facts:
1. That the petitioncr reauests variances from. the Aneheim Municipal Code as follows:
a, SECTION 18.16.030 - Permitted uses, (Temporary trailer proposed as sales

office; this use not permitted in the the R-A Zone
b. SECTION 18.16.050(5-a) - M~nimum required front vard setback. 25 feet re-
quired; 15 feet proposed)
2, xhat the petitioner proposes to uti7.ize a treiler on subject prop~rty ae a eales
office for sale of the condvminium development being de~eloped on subject property.
3, Thet there are exceptionel or exUnardinery circumstences or wnditions epplicable to the pzopr,rty 7r!valved
or to the intended use oE the praperty thet do not epply genernlly to the property or class of usc in the same vicini~,y
and zone.
Q, That the requested variance is necessary for the preservation and enjoyment of a substential property right
possessed by other property in the seme vicinity end zone, end denied to the property in question.
5.. That the requested veria~ce will not be materially detrimentet to the public welfere or injurious to the prop-
ecty or impcovements in such vicinily and zone in whic}; the property is loceted.
6. That the petitioner stipuZaCed that utilization of the trailer for. purposes intended
would expire in another five montha afCer expiration of the present permik and that if all
units o7ere noL• sold by that time, one of the unita would be utilized as a, salea office, and
the trailer would be removed.
ENVIRONMENTAL IMPACT REPORT FINDING:
That the Planning Commission, in connection with an Exemption DeclaraCion Statua requeat, finds
and determines that the proposal would have no significant environmental impact and, therefore,
recommends to the City Council that no Enviro:;mental Impact Statement ia necessary.
