2. That Waiver 1-a, above mentioned, is hereby denied on the basis that adequete
landscape screening is neoessary between oommerniel and residential uses, and the peti-
tion~r has not presented substantieting evidence that a herdship v~ould be imposed upon
him i3 the waiver is denied.
3. That Waiver l-b, above mentioned, is hereby granted on the basis that where the
waiver is applicable, the average width of the lendscape ax•ea is in exoess of the code
requirement.
4. That Waiver 1-u, aUove mentioned, is hereby granted on the basis that only one
residence is involved in ~his waiver, and said residenoe was presently in escrow to be
purchased by the petitiuner, however, granting of said ~.aiver shall not be oonstrued as
establishing a precedent for similar v~aivers of the height limitation vrithin 300 feet of
a single family residential property.
5. That l9aiver 1-d, above mentioned, is hereby granted on the basis thet the 6-foot
wall is proposed at the ends of the cul-de-seo separating the residentiel uses from the
aommerciel parking area, and would, therefore, not obstruot vision of oncoming traffic.
6. That Waiver 1-e, above mentioned, is hereby granted on the basis that the free-
standing sign proposed would be located along the La Palma Avenue frontage, is identical
to annther free stsnding s9.gn looated on t•he site of the origti:al Anaheim ~emorial Hospital,
and would not be detrimental to the area. Furthermore, the oth5r proposed free-staiiding
signs will be directional signs locK?;ed on the interio:~ of ~~he property and are not intended
to be vie~~~ed from adjaoent streets.
7. Thut the proposed use as gi•anted will not edversely aPfect the adjoining land uses
and i~he gro~vth and development of the area in whioh it is proposed +.o be lccated.
8. That the size gnd shape of ~he site proposed for the use is adequate to allow the
full development of theproposed use in a manner not detrimental to the partiaulur area nor
tu the pear,e, health, safety, and ganeral welfere of the Citi::ens of the City of Anaheim.
9. ~hat the granting n2 the Conditional Use Permit under the conditions imposed, iP
any, vlill not be detrimental to the peace, health, safety, and general welfare of the
Citizens of the City of Anaheim.
10. That three persons appeered in apposition and a petition signed by 35 persons
was recaived in opposition.
ENVIRONIulENTAL• IMPACT REPORT FINDING:
That Environmental Impe.ct Repart No. 89 was oonsidered in con~unction wich Raclassification
No. 72-73-34 and Conditional Use Permit No. 1375.
NOW, THEREFORE, BE 1'T RESOLUED that the Anaheim City Planning Commission does hereby
grant in part subjeot Petition for Conditional Use Permit, upon the follo~ving oonditions
which are hereby found to be a neoessery prerequisite to the proposea :~se of the sub~ect
property in order to preserve the saYety and general welPare of the Citizens of tho City
of Anaheim:
(1) That this oonditionsl use permit is granted sub3ect to the oompletian of
Reclassifioation IJo. 72-73-34, now pending.
(2) That sub,ject property shall be developed substentially in accord~nce with plans
and specifications on f?le ~vith i;he City of Anaheim marked Exhibit IJos. 1, 2, 3, 4, 5, 6,
and 7, provided however that landscaned setbacks, ad,jeaont to R-1 Zoneci property, shall
be in accordanoe with the site development standards of the C-0, Com~,.eroisl Of~ice~Zone.
