A RESOLUTION OF THE CITY PLANNING COMMISSIGN OF THE C1TY OF ANAKEIM
THAT PETITION FOR CONDITIONAL USE PERMIT N0. 1362 gE GRANTED
WHEREAS, the City Planniug Commission of the City of Anaheim did ceceive a verified Petition fo: Conditional
Use Permitfrom A. P. A. 101, Post Office Box 396, E1 Toro, Cali.fornia 92630, Owner of certein
real property situated in the City of Anaheim, County of Orange, State of California, des-
cribed as That portion of Lot 7 of "Anaheim Exteneion," as shown on a map of Survey by
William Hamel, acknowledged by Alfred Robinson, Trustee, recorded in Les Angeles County,
California, deacribed as followa: Beginning at the Southeast corner of that certain parcel
of lend conveyed to Fred 0. Thompaon and Tthel Thompson, by deed recorded December 2, 1944
in book 1286, page 419, Official Records, said point being located on the center line of
Plecentia Avenue at a point 213.00 feet North 0° 07' 30" East from the intersection of said
center line wi.th the center line of East Center Street, running thence North 0° 07~ 30" East
191.26 feet along said center line to the true point of beginning; thence South 77° 52' 20"
West 377.80 feet to a point tn the West line of said parcel, said point also being North 12°
08' S•leat 166.63 feet from the Southweat corner of said parcel; thence North 12° OB' `Aest
81.63 feet to the Northweat corner of said parcel; thence NorCh 74° 52' 30" East 401.65 feet
to the Northeast corner of said parcel; thence South 0° 07' 30" West 105.23 feet along the

WHEREAS, the City Plenning Commission did hold a public heering at the City Hell in the City of Anaheim on
April 2, 1973, at 2:00 o'clock P.M., notice oE said public hesring having been duly given as required by
law and in ecrncdence with the provisions of the Anaheim Municipal code, Chepter 18.64, to hear end consider evidence
for and agair.st said proposed conditional use and to investigate and meke findings and recommendations in conneclion
therewlth; and
W}iEREAS, said Commissian, After due inspection, investigetion, end study mede by itself and in lts behalf, ,md
aEter due consideration ot all evidence end reports otfered et said hearing, does flnd and detecmine the tollowing tacts:
1, Thet the pmposed use is propedy one for which a Conditienel Use Peanit is euthorized by Codu SecCion
18.40.060(f) to wit: permit a three-story hotel for "act{ve senior citizens", with waiver of:
SECTION 18.40.070(4-2-b) - Minimsm number of required parkin~ apaces. (53
spaces required; SO spaces proposed) (This waiver
no longer necessary)
2. That the proposed use will not advecsely afEect.the edjoining land uses and the growth and development of
the erea in which it is proposed to be located.
3. That the size and shepe oE the site propoeed for thc use is edequete to ellow ti~e full development of q~e
p~posed use in e manner nat deteimentel to the particular erea nor to the peace, health, safety, end genewl welfare of
the Citizens ot the City oE Aneheim.
4. That the gcenting oE the Conditlonal llse Pe~mit under the conditions imposed, if any, will not be detrimental
to the peace, health, safety, end generel welfare of the Citizens oE the City of Anaheim.
5. That the peti.tioner withdrew the requested waiver indicating it n*as no longer neces-
sary.
6. That the petitioner atipulated that thera would~be no kitchen facilitiea propose
for any of the units at thia time. However, if auch facilities are deaired at a leter date,
he will make a new application to permit the ki.tchena.
ENVIRONMENTAL IMPACT RGPOR'f lINDING:
That the Planning Commiasion, in connection with an Exemption Declar9tion Status request.
finds and determines that Che proposal would have no significant environmental impacl• and,
therefore, recommends to the City Council that no Environmental Impact Statement is necessary.

NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby grent subject
Petitian for Conditionel Use Permit, upon the Eollowing conditions which are hereby Eound to be e necessary precequFsite
to the propased use oE the subject property ir. order to pceaetve the saEety and generel welEere oE the Citizens of the
City of Anaheim:
(1) Ti~at the sidewalks and driveways shall be inatalled along State College Bonlevard
as required by the City Engineer and in accordance with sCandard plans and'apecifications ort
file in the office of the City Engineer.
(2) That the owners of subject property shall pay to the City of Anaheim the sur., of 15
cents per front foot along State College Boulevard for tree planting purposes.
(3) That the owners of subject property shall pay to the City of Anaheim the aum of
$2.00 per front foot along State Colleg~e Boulevard for street light~.ng purposea.
(4) That trash storage areas shall be provided in accordance with approved plans on
file with ~he office of the Director of Public Works.
(5) That fire hydrants shall be installed and cherged as required and dEtermined to be
necessary by the Chief of the Fire Department prior to commencement ;:f structural f:aming.
(6) That all air conditioning facilities ahall be properly shieAded from view, and the
sound buffered from adjacent properties.
(7) That subject property shall be served by underground utilitiea.
(8) That drainage of subjecC property shall ba disposed of in a manner thet ia satis-
factory to the City Engineer.
(9) That subject property shall be de~eloped substantially in conformence with plans
and specifications on file with the City of Anaheim, murked Exhibit Nos. 1, 2, 3, 4,;and 5.
(10) That kitchen facilities shall not be provided in any of the gueat uniCa, as sCip~-
lated to by the petitioner.
