A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE N0. 2455 HE GRANTED IN PART
WHEREAS, the City Plenning Commission of the City of Anaheim did receive a verified Petition for Varience
from ANAHEIM HILLS, INCORPORATED AND TEXACO VENTURES, TNCORPO1tATED, attcnEion of tHe.
president, Anaheim Hill's, Iacorpotated, .380 Anaheim Hills Road, Anaheim~ C~lifornia
92806, Owner; R.H, GRANT COMPAI3Y OF CALIFORNIA, 500 Newport Center Drive, Newpoxt Beach,
California 92660, Agent of certain real property situated in the City of .Anaheim, County of
Orange, State of California, as described in Exhibit "A" attached hereto and referred to
herein as though set forth in fuli

WHEREAS, the City Plenning Commissian did hold a public hearing at the City Hell in the :,ity of Anaheim
on May 14~ 1973~ at 2:00 o'clock P.Ivi., notice of said public heacing heving been duly given as required
by lew and in accordance with the provisions of the Anah°im Municipel Code, Chapter 18.68,to hear end consider
evidence for end against said proposed variance and to investigete and meke findings end recommendations in connec-
tlon therewith; and
WHEREAS, said Commissinn, aftec due inspection, investigetion, end st~dy mede by itself end in its behelf,
end efter due consideration of all evidence and ceports ofEered at said hearing, does find and detecmine the following
fects: • ~
1. That the petitioner requests variences . from the-Anaheim Mutticipel Code es follows:
a. SECTION 18.13.030(B)(1) - Minimum lot area. (No waSver needed)
b. SECTION 18.13.030(G) - Minimum width of arivate accesswa ,(No waiver
needed)
c. SECTION 18.04.075 - Requirement that sinRle-familv residential struc-
tures rear on arterial hi~hwavs. (Three lots pro-
posed)
2. Thet thece ace exceptional or extraocdinary circumst9nces or conditions applicable to the property involved
or to the intended use of the property that do not apply genewlly to the propecty or class of use in the same vicinity
end zone.
3. That the requested variance is necessery far the preservation and enjoyment of a substantiel property right
poesessed by otl~er property in the seme vicinity and zone, end denied to the property in question.
4. That the requested variance will not be materially detrimentel to the public welfare or 'snjucious to the pmp-
edy or improvements in such vicinity and zone in which the property is located.
5. That Waiver 1-n•arid 1-b, above me.ttioned, were withdraczn and Waiver 1-c, above men-
tioned, is hereby granted on the basis that a grade differential exiats on the three affected
lots which would effectively prevent possible future conversion of said lots for commerciai
usea.
6. That six persons appeared to express concern regarding drainage problema, earth slip-
page and environmenta' impact, which could result from the proposed development.

ENVIRONMENTAL IMPACT REPORT FINDING:
That the Planning Commission, in connection with the £iling of Environmental Impact Report No.
12 finds'and determines Ehat the E.I.R'. Review Co~ittee"determined EheE the original report
and two supplements srP adequate as an informative document and foll~aws the City~a estab-
Zished guidelines and, therefora, recommends to the City Council that said report and sup-
plements be adopted as their Environmental Impact Statement.
PIOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planninq Coffiisaion does hereby
grant in part subject Petition for Variance, upon the following c~nditiona whi.ch are liereby
found to be a necessary prer~equisite to khe proposed use of the subject property in order
to preserve the safety and general welfare of the Citizene of the City of Anaheim:
(~) That tliia variance is granted subject to the approval of Tentative Map of Tract
Nos. 8115, Reviaion No. 1; 8116, Revision No. 1; 8117, Revision No, 1; and 8134, Revision
No. 1; and completion of Reclasaification No. 67-68-7.
