Thst•a11 engineering requirements of the City of Anaheim, alang Winston Road including preparation of improvement plar.s and installat3on of all improvements such as ccrbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shaYl be camplied with as required by the ~'ity Engineer and in accordance with standard plans and specificatians o^ fiYe in the Office uf the City Engineer; that sCreet Aighting Eecllities alor~g Idi.nston Rot~d sha11 be inscalled as required by the Director of PubFic ULiitties, and in accordance with standard plans and specificotions on file in the Office of the Director of Public Utilities; and that a bond in an amount and form satisfactory to the~City of Anaheim shal'1 be posted with the City to guaranteE the installation of the above-mentioned requirements, 3. That Crash storage areas shall be provided in accordance with approved plans on fi£e with the Office of the Director of PubYic Works. 4. That fire hydr.ants shall be insta2led and charge~i as required and determined to be nzcessary by the ChLef of the Fire Department prior to cammencement of etructural framing. 5. That Rubjec~ property shall be served by un3erground utilities. 6. That 3rainage of subjecr property shaYT be disposed of in a menner satisfactory to the ~i~y Engineer. 7. That perpetual easement agreements with the owners or leasees uf the properties praviding for circuTatiou of trash trucks from one parcel'to the other shall be submitted to the ~ity AtCOrney°s offica for review and appr.aval; then be filecl end recorded in the Office of t~:e Orange County Recurder prior to issuance of a building permit, S.
