Thet the proposed use is properly one for which a Conditional Use Permit is euthorized by Co,dE Sect i.or 18.64.020(1)(:), to wit: establish a five-unit planned residential development to be used as a model home complex with sales office for a 99-unit tra~.:t, with waivers of: a. SECTION 18.62.060(B) - Maximum number of free-standinq siqns (~, signs permitted; ~ signs proposed) b, SECTION 18.62,060(B) - Maximum siqn area (10 square feet permitted; 48 square fec~t proposed) 2. That since Che Planning Commission has recommended disapproval of the reclassification of subject property, the proposed development could not be accomplished within the site development standa~ds of the zoning on subject property. 3. That the proposed use will adversely affect the adJoini~g land uses and the growth and development of the area in which it is proposed to be located. 4. That the size and shape of the site proposed for the use is not adequate to allow the full development of the proposed use in a manner not detrimental to the partic- ular area r.or to the peace, health, safety, and general welfare of :he Cit;zens of the City of Anaheim. 5. That the granting of tEie Conditional Use Permit will be detrimental to the peace, hPalth, safety, and generai welfare of the Citizens of the City of Anaheim. 6, That aporoximately seven (7) persons v~ere present and four (4) persons appeared at said public hea~•ing, and fourteen (14) telegrams and/or mailgrams were received, all in opposition to subject petit ion'and a petition signed by approx(mately 120 residents in the area requesting no devietion frum the prese~t R•H 22,000 zoning, wss receEved.
