WHEREAS, the City Planning Commission dId hold a public heacing at the City Hall in the City of Aneheim
on January 21, 1974, at2 :00 o'clock P.M., notice oE said publlc hearing having been duly given
es required by law end in eccordence with the provisions of the Anaheim Municipal code, Chapter 18.64, to heer
and consider evidence for ac~d against seid pcoposed conditional use and to investigete end meke findings and
recommendetions in connection therewith; and
WHEREAS, said Commission, eEter due inspection, Investigntion, and study made by itselt and in its be~
helE, and eEter due consideration of ell evidenct and repocts oEfered et seid heurIng, does find snd determine the
fallowing Eacts:
1: That the proposed use Is properly one for which a Conditio~o wit Perestablishla plannedeunifiedRe

.2, That Waivers 1-a and 1-b, above-mentioned, were withdrawn b,y the pel•itioner.
3. Thet Waiver 1-c, above-mentioned, is heteby grante~ on the basis that the peti-
tioner demonatrated a haLdahip would be crented if said waiver was noC grEnted due to
the uniqueness of the proposal.
4. That the proposedl use, as granted, will not adversely affect the adjoining land
uses and the growCh and de~velopment of the area in which it is proposed to be locaked.
5, That the size andl shape of the site proposed for the use, as granted, is adequate
to allow the full development of the proposed use in a manner not detrimental to the par=
ticular area nor to the pE~ace, health, safety, and general welfare of the Citizens of the
CiCy of Anaheim.
6. That the grantinES of the CondiCional. Use Permit, as granted~ and under the condi-
tions imposed, will not be detrimental to the peace, heelth, safety,:and general welfare
of the Citizene of the CiCy of Anaheim.

from the centerline of the proposed new street for street widening purposes.
(2) That all engineering requirements of the City of Anaheim along La Palma Avenue
and the proposed new street, including preparation of improvement plans and installatioa
of all improvements such as curbs and gutters, sidewalks, street grading an3 paving, drain-
age facilities, or other appurtenant wor)c shall 'oe complied ~ith as required by the City
Engi:-.,~er and in accurdance with standard plans and specifications on file in the office
~f t'~e City Engineer; that sr.reet lighting facili.ties along L~ Pa7.ma Avenue and the pro-
pnsed new street shall be installed as required by the Director of Public Utilities, and
in accordance with standard plans aqd specifications on file in the office of the Director
of Public Utilities; and that a bor.d in an amount and form satisfactory to the City of
Anaheim shall be posted with the City to guarantee the installation of the above-mentioned
requirements.
(3) That trash storage areas shall be provided in accordattce with app:'oved p ans on
file with the office of the Director of Public Works,
(4) That fire hydrants shall be installed and charged as required and determined to
Ue neceseary by the ChieE of the Fire Department prior to commencement of structurel iram-
ing.
(5) That ~11 air conditioning facilities shall 6e properly shielded from view an
the sound buffered from adjacent properties.
(6) That subject property shall be served by underground utilities.
(7) That drainage of subject property shall be tlisposed of in a manner satisfactory
to the City Engineer.
(8) In the event that subject property is to be divided for the purpo~e of sa e,
lease, or financing, a parcel map, to record the approved division of subject pr.operty,
be submitted to and approved by khe Cit; of Anaheim and then be recorded in the office of
the Orange County Recorder.
(9) That the final parking plan sh.all be approved by the llevelopment Services Dep~rt-
ment, and any landscaped areas in L•he parking areas shall be protected with six-inch high
concrete curbs, and concretp~wheel stops shall be provided for par.king spaces.
(10} That subject property shall be developed substantially in accordance wir..h plans
and specifications on file with the Cicy of Anaheim marked Exhibit Nos. 1, 2, 3, 4, 5, 6,
7, 8, 9, 10, 11, 12 (all Revision 1), 13 and 14.
(11) That Condition Nos. 1 and 2, above-mentione3, shall be complied with prior to
the comwencement of the activiCy author:Lzed under this resolution, or prior to the time
that the building permit is issued, ot within a period oi one year from LBR~.hereof, which-
ever occurs first, or such further time7as9tandPlOnnabove~mentionedmeshall be complied
(12) That Condition Nos. 3, 5, 6, ,.
