Box 2500, Costa Mesa, Ca.lifornia 92626 (Ou~nerj; and WILLiAM R. [d00D; 17905 Sky Park Boulevard "P", Irvine, California 9Z707 (Agent) of c.er:tain real property situaCed in L-he City of Anaheim, County af•Orange, State of Cal~ifornia, described as Lot Nos. 124, 125 and 126, of Tract No. 1951 as per map recorded in book 63, pages 4 and 5 of Misce'llaneoua Maps, in the ofPice of the county recorder o£ said county; and WHGREAS, the City Planning Commission did hold a public hearing at the City Hall in the Ci4y of Anaheim on Suly 8, 1974, at 2:00 o'clock`p.m., notice of said publie hearing having been duly given as required by law and in accordsnce with the'provisions of the Maheim Municipal Code, Chapter 18.68, to liear and consider evidence for and against said proposed variance and to investigate and malce ~ndir~p~ and recommendations in connection therewith; and WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf, and after due consideration of all evidence and repo:ts offezed at said hearing, does find and determine the followi~~g facts: 1. PC74-1'37 :~ ' NOW, THEREF6RE, BE YT R~LVED thet the Aneh,eim City ?lenning Commission does hereby grent sub;acS Petition for'Varience, upon the following conditions which ace hereby found to be n necessary prerequisita to trie pr~- posed use of the subject praperty in ordec to pceserve lhe sefety and general welface c: the Citizens of the City of Anaheim: 1. That the owner(s) of subject property shall deed to the Ciey of Anaheim a strip of land 53 feet in width from the centerline of the street along Magnolia Avenue for street widening pur.poses, 2. That street lighting facilities along Magnolia Avenue shall be installed as required by tP~e Director of Public Utilities, and in accordance with stanfiard plans and spec3.fications on file in the0ffice of the Director of Public Utilities and that a bond in an amount and form satisfactory to the City of A~aaheim shall be posted with the City to guarantee the installation of the above-mentioned requirements, 3. That the owner(s) of subject property shall pay to the City of Anaheim the sum of $2.00 per front foot along Magnolia avenue and Ball Road for streec lighting purposes. 4. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Directar of Public TJorks. 5. That fire hydrants shall be installed and charged as required and determined to be n.ecessary by the Chief of the Fire Department prior to commencement of structural framing, 6. Thac sub~ect property shall be served by underground utilities, 7. That drainage of. subject property shall be disposed of in a manner satisiactory to the City Engineer. 8. That subject properry shall be developed substantially in accordance with plans and specifications on fi.1.Q with the City of Anaheim marked Exhibit Nos. 1 through 4 (Revision 1). 9. That Conditi~n Nos. 1, 2, and 3, above-mentioned, shall be complied wi.th prior to the commencement of the activity authorizad under this resolution, or prior to the time that the building permit is issued, or within a period of one year from date hereof, whichever occurs first, or such further time as Cl-~e Planning Commission may grant. 10. That Condition Nos. 4, 6, 7, and 8, above-mentioned, shall be complied with prior to iinal building and zoning inspections.
