ENVIRONMENTAI IMPACT REPORT FINDING: Thatthe Planning Co~:ani~.ion recommends to Yhe City Council that the subJect proJect be exempt from the requirement to prepare an Environmental fmpact Report p~rsuant to the provisions of the California Environmental Quality Act. CI-G " 1 " DEV-66•D RESOLUTION N0, PC74-165 ~ ~ NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby gra~t subject Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessai-y.prerequisite to the proposed use of the subject property in o:der to preserve the safety and general welfare of the Citizens of the City oF Anaheim: 1. That the owner(s) of subject property shall deed to the City of Anaheim a strip oi land 60 feet in width from the centerline of the street along Tustin Avenue. 2. That ali engineering requirements of the City of Anaheim along Tustin Avenue, including pre~saratio~ of improvement plans and installation of all improvements such as curbs a~d gutters, sidewalks, s~reet grading and paving, drainage facilities, or other appurtenant work, shall be complied with as required by ;~e City Engineer and in accordance with standard pians and specifications on file in the office of the City [ngineer; that street lighttng facilities alor,g Tustin Avenue shall be installed as required by the Director of Public UtiliYies and in accordance with standard plans and specifications on file in the office of ;he Director of Public Utilities; and that a bond in an amount and form satisfactory to the City oP Pnaheim shall be posted with the City to guarantee the installation of the above- mentioned requirements. 3. That trash storage areas shall be provided in accnrdance with approved plans on fiie w+th the office of the Directo~ of Pubiic Works. 4. Thot fi:e hydrants shall be installed and charged as required and determined to be ,-.ecessary by the Chief of the Fire Department prior to commencement of structural framing. 5. Tha~ ali a(,--conditioning facilities shall be properly shielded from view and the ~our,d buriered rrom adjacent properties. 6. That subject property shall be served by underground utilities. 7. Thar, drainaae of subject property shall be disposed of in a manner satisfactory to the City Engineer. 8. That this conditional use permit is granted subject to the completion of Reciassification No. 55-66-24(18), now pending. 9. That appropriate water assessment fees as determined by the Director of Public Utilittes shali be raid ;o the City ;f Anaheim prior to the issuance of a building permit. 10. That subJect property shall be developed substantially in accordance w~rh plans and s,~eciTications o~ file with the City of Anaheim marked Exhibit Nos. 1 thru 8. il. That Condition Nos. 1 and 2, above-mentioned, shall be complied with prior to the com~nencement of the activity authorized under this resolution, or prior to the time that the build~r~g permit is issued, or within a period of one year rrom~date'fiereof, whichever occvrs first, or such further time as the Planning Commission or City Co~ncil may grant. 12, That Condition Nos. 3, 5, 6, 7 and 10, above-mentioned, shail be complied with prior to final buiiding and zoning inspections.
