iVHEREAS, the City Planning Commisron of the ~ity of Anaheim did recr,ivc a veri~ed Petition for Conditional Usc Pcrmit
from THOMPSON-LEE EIGINE[RING LONTRACTORS, Attn: Jerry H. Lee, P 0. Box 6378, Anaheim,
Califorr.ia 92806 (Owner) of certain real property situated in the City of Anaheim, County
or Orar:ge, Sta;.e of California, described as Lot 4, Tract 5~19, as per map recorded in Book
318, Pages 21 a~d 22 of Miscellaneous Maps in the office of the county recorder of said
county

WHEREAS, thc City Planning Commtsston did hold a public hcaring in thc City Hall in thc City ot Anaheim on
October 14, 1914, at 2:00 o'cleck p.m., notice of said public hearing having been duly given as required by law and in
accordance with the provisions of the Anaheim Municipai Code, Chap[er 18.S4,to hcar and consider evidence for and against said
proposed conditlonal usc and to lnvcstigatc and makc findings and recommendations in connection thcrcwith; and
WHEREAS, said Commi:sion; aftcr due inspection, investigatton, and study made by itsclf and in its bchalf, and aRer duc
consideration of all evidcnce and reports offercd at said hearing, does find and dctermine thc following facts:
1. That the nroposed use is properly one for wliich n Conditional Use Pemiit is authocized by Code Seet i on }
18.5Z•~50(1)(a}, to wit: establish M-2 Zone uses consisting of a contractor's office, ;:+.~~
repair shop anel s:orage yard in the M-i Zone.
2. Trat the petitioner stipulated ?o providing interwoven redwood or cedar slats in the
proposed sliding gate.
3. That Che p_titioner stipulated to providing trash storage areas in accordance with
the requ i re-.er.t5 of tfie C i ty.
4. That thc proNosed usa will not adverscly affect thc adjoining land uses and thc growih and developmcnt of die •rrea in
which it is proposcJ to bc locatcd.

6. That thc grantingoC the CondiUonal Usc Permit undcr thc conditions imposeJ, if any, will not bc detrimental to the peacc,
health, safety, and generel wcifare of thc Citizens oi thc City of Anahcim.
7. That no ore indicated their presence at said public hearing in opposition to subject
petition, and no correspondence was received ~n opposition.
ENVIRONMENTAL IMPALT REPORT fINDING:
That the Pla~~i^g Commi:sion recoT~mends to the Lity Council that the wbject project be
exempt from t:he requirement to prepare ar~ Environmental ITpact Report pursuant to tfie
provisions of the California ErvirocR~enial Quality Act.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grani subject
Pctition for Conditional Use Permit, upon the following conditions which ere hereby found to be a necessery prerequisite
to the proposed use o[ the subject property in order to preserve the safety end general welEare otthe Citizens oEthe
City oE Anaheim: '
l. That stree: l~ghting facilities along Coronado Street shall be installed as re-
quired by the Director of Public Utilities and in accordance with standard plans and spec-
ifications on file in the office of the Director of Public l;tilities; and that a bond in
an amount ard form satisfactory to the City or Anaheim shal! be posted with the City to
guarantee the installacion ot the above-mentioned requirer,ients.
2, That trash storage areas shall be provided in accordance with approved plans on
file w~th the office of the Director of Public blorks, as stipulated to by the petitioner.
3. That subject proper[y shall be developed substantialiy in accordance with Alans
and specifications on file wiih the City cf Anaheim marked Exhibit Nos. 1, 2, 3 and 4;
provided, hov~ever, that redwood or cedar slats shall be provided in the sliding chainlink
gate, as stipulated to by the petitioner,
4. That Condition Nos. 1, 2 and 3, above-mentioned, shall be complieJ ;~ith prior to
the commencement of the activity authorized under this resolution, or prior to the time that
the buiiding permit is issued, or ~~~ithi~ a period of one year from date hereof, whichever
occurs first, or such further time as the Planning Commiss~on and/or City Louncil may grant.
THE FOREGOING RESOLUTION is signed and approved by me this 14th day o~October, 1974.
