PC74-20'i A R3SOLOTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM THAT PETIT[ON FOR CONDITIONAL USE PEP.MIT NO. ~~+.4.- BE GRANTED NHEREAS, the City Planning Commission of the City of Anahcim did receive a verified Petition for CondiYional Use Pcrmit Gom JAMES AND ANGELA M. PLOU, 214 North Grand Avenue, Anaheim, California 92801 and J. A. AND FRANCES HUNTSMAN, 70$ South Wasco Road, ~4naheim, California 92801 (Owners) of certain real property situated in the City of Anaheim, County of Orange, State of California, as described in Er:hibit "A" attached hereto and referred to herein as though set forth in full , : ~d WHEREAS, the City Planning Commission did hold a public hearing in the City Hall in the City of Anaheim on October 3~, 1974, at 2: 00 o'clock p.m., notice of suid public hearing having been duly given as reauired by law and in accordance with the provisions of the Anaheim Municipal Code, Chapter 18.64, to hear and consider evidence for and against said proposed conditionai use and to investigate and make findings und rocommendations in connectjon therewith; and WHEREAS, said Commission; after due inspection, investigation, and study made by itself and in its behalf, and after duc consideration of all evidence and reports offered at said hearing, does find and determine the following facts: I. That the proposed use is properly onc for which a Conditional Use Pcrtnit is authorized by Code Seet i on 18. 64. 020 ( 2) (d), to wit: permit expansion of ar, existing mobilehome park with waivers of: a. T~at the petitioner stipulated to compliance with the City requirements for trash storage areas. 3. That the petitioner stipulated that na obstructing landscaping would be planted in the area of the sliding emergency access gate to Lincoln Avenue, 4. That the proposed use wilf not adversely affect t}te adjoining land uses and the growth and dcvclopment of the arca in which it is proposed to be located. 5, That the size and shape of the site proposed Por tlie usc is adequate to ullow the tull devclopment of ihe proposed use in a manner not detrimental to the particular area nor to the peace, healtii, saPcty, and general wellarc of thc Citizens of thc City o£ Maheim. That the owner(s) of subject property shall pay to the City of Anaheim the sum of 60C Fer front foot along Lincoln Ave~ue and Grand Avenue for tree planting purposes. 3. That trash storage areas shall be provided in accordance with approved plans on file wi*_h the office of the Director of Public Works, as stipulated to by the petitioner. 4, That fire Fydrants sha'Il be installed and charged as required a~d determined to be recessary by the ChieT of the fire Department prior to commencement of structural framing. 5. That subject property shall be served by undergruund utilities. 6. That drainage of subject property shall be disposed of in a manner satisfactory to the~City Engi~eer. 7. That the owner(s) of subject property shall pay to the City of Anaheim the appropriate park and recreation in-lieu fees as determined to be appropriate by the City Lour.cil, said fees to be paid at the time the building permit is issued. 8. Tha[ the proposed development shall be in accordance with the requiraments of Title 25, Calirornia Administrative Code and that the plumbing shall be provided in order that the r.;obilehome park will accommodate all t~ailers and not be restricted to "California approved trailers" only. 9. That appropriate water• assessment fees, as determined by the Director of Publ'ic U;ilities, shall be paid to the City of Anaheim prior to the issuance of a building permit. 10, That a 6-foot masonry wall shall be constructed along the east property line and Yo the rear oT the front setbacks adjacer.t to Lincoln Avenue and Grand Avenue. 11. That subject property shall be developed substantially in accordance with plans and specifications on rile wit.h the City of Anaheim marked Exhibit No. 1(Revision 1). 12. That Cor.di~io- Nos. 1 and 2, above-mentioned, shall be complied with prior fo the comme~cement of :he activity authorized under this resolution, or prior to tne time that the huilding permit ~= issued, or within a period of one year from date hereof, whichever occurs iirst, or such `urther time as the Planning Commission and/or City Cou~cil may grant. 13. That Condition Nos. 3, 5, 6, 8, lU and II, above-mentioned, shall be complied with pripr to final building and zonirg inps2ctions.
