WHEREAS, seid Commission, after due inspection, investigetion, and study mede by itself and in its be-
half, end after due consideretion of ell evidence end reports offered et seid heering, does find end determine the
following tacts:
1. That the p~oposed use is properly one for which e Conditional Use Permit is authorized by Code Sect ion
18.40.060(g), to wit: permi: a cock:a~l lou~ge in an existir.g shopping center, with
waivers of:
a. SECTION 18.40.070(2)(a)3 - Minimum setback area landscaping. ( feet requireG;

2. Tha[ Waivers 1-a and 1-c, above-menCioned, were withdrawn by the petitioner with
the stipulation that the property would be developed to conform to the C-1 Zone site
development standards.
3. That Waivers 1-b a~d 1-d, above-~nentioned, are hereby granted on the basis Chat
the building is existing and does not ~nterfere with the neighboring area.
4. That Waiver i-e, above-ment.ioned, is hereby granted on the basis that the adjacent
R-A zoned property is developed with commercial uses.
5, That the petitioner stipulated to comply~ng with the conditions of approval within
a period of sixty (60) davs.
6. That the proposed use, as granted, will not adversely affect the ad~oining land
uses and the growth and dee~elopment of the area in which it is proposed to be located.
7. That the size anu shape uf the site proposed for the use, as granted, is adequate
to allow the full development of the proposed use in a manner not detrimental to the
particular area nor to the peace, health, safety, and general welfare of the Citizens of
the City of Anaheim.
8. That the granting of the conditional use permit, as granted, and under tf•ie condi-
tions imposed, will not be detrimental to the peace, health, safety, and genaral welfarr
of the Citizens of the City of Anaheim,
9, Tnat no one indicated their presence at said public hearing, and ~o correspondencr
