PC74-219 ~ A RESOLUTION OF THE CITY PLANNING COMMISSION ~ 493 E Cg Y ~{tqNTEDEIrN PART THAT PETITION FOR CONDITIONAL USE PERMIT WHEREAS, the City Planning Commi.ssion o[ the City of Anaheim did receive a vecified Petition for Can- ditionalUsePermitErom LA PALMA STORAGE PARTNEt'S, LTD., 2223 Av?nida De La Playa, La Jolla, California 92037 (Owner); PUBLIC STORAGE, INC., 3415 Fletcher Avenue, Suite 2, El Monte, Cal'ifornia 9173~ (Agent) of certain real property situated in the City of /;naheim, County ;f ~range, State of California, as described in Exhibit "A" attached hereto and referred to nerein as though set forth in full ; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hell i:~ the City of Anaheim on November 1 1, 1 g74, at 2:00 o'clock P.M., notice oE said ~ublic hearing having been duly given .:; requi~ed by lew and in accordence with the provisions of the Aaaheim Municipel code, Chepter 18.64, to hear and considec evidence for and against said proposed conditionel ase and to investigate and make findings and recommendations in connectian therewith; and WHEREAS, said Commission, after due inspectian, investigation, and s:udy made by itself and in its be- half, end after due considecation of all evidence end reports offered at said hearing, does find and determine the Eollowing facts: I. That the pcoposed use is properly one for which a Conditional Use Permit is authorized by Code SecT. i on 18.52.~50(1)(a;, to wit: permit an M-2 Zone use (outdoor storage of recreational vehicles) in the M-1 Zone, with waivers of: a. SECTION 13.5z.060(3)~bl - Required enclosure o* outdoor_uses. (Chainlink fence interwoven with redwood or cedar slats required; un- obscured chainlink fence proposed) b. SEGTION 18.52.060(4) - Minimum off-street parkinq. (62 spaces required; 6 spaces proposed) c. SECTION 18.5z.060(2-a-2)- Minimum structural setback adiacent to freewaY frontacle road. (25 feet required; 10 feet proposed) 2, That Waiver 1-a, above-mentioned, is hereby granted in part, said waiver to apply only to the~proposed sliding gate at the southwest.corner of the subject property ~i•n cdose proximity Lo•.:the outdoorsstorage area~of~the proposed development~:• ~• ~ 3. That Waiver 1-b, above-mentioned, is hereby granted for the proposed use only, subject to review if the use of subjECt property changes. 4. That Waiver 1-c, above-mentioned, is hereby granted on the basis that a 6-foot high chainlink fence at the 10-foot setback line was shown on approved plans submitted for a building rermit and furtherniore, that placement of the fence at the 25-FOOt setback would hinder the use of the existi~y driveway; and that approval is ;~ranted subject to dense landscaping comprised of trees a~d shrubs to screen sald fence, beiny provided in said 10-foot set6ack. 5. That the proposed use, as granted,~will not adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be located. 6. That the size and shape of ttre site proposed for the use, as granted, is adequate to allow the full development of the proposed use in a manner not detrimental to the particular area nor to the peace, health, safety, and general welfare of the Citizens of the City of Anaheim. , 7. That the Conditional Use Permit, as yranted, and unde'r the conditions imposed will not be detrimental to the peace, heatth, safety, a~d gereral welfare o` the Citizens or the City of Anaheim. 8. That trash storage areas shall be provided in accordance with approved plans on 'ile with the o~f~ce of the Director of Public 4lorks. 2, That tite hydrants shall be ins:alled and charged as required and determined to be necessary by the Chief of the Fire Departnient prio~ to commencement of structural framing. 3. That subject property shall be served by underg;ound utilities. 4, That zny rroposed outdoor lighting shall be directed away from view from the Riverside Freeway. 5. That =_ubject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1(Revision No. 1), Z and 3; provided, however, that the proposcd sliding gate at the northwest corner of the subject development shall be interwoven with redwood or cedar slats; and that dense land- ;caping comprised of trees and shrubs shall be provided in the 10-foot setback to screoval :he 6~foot rence at the south property lire adjacent to La Mesa Street subject to app of the Development Services Department, 6. That Condition Nos. l, 2, '_,, 4 and 5, above-mentioned, shall be complied with ~r~or to fi~al building and zoning inspections. 7. That, in the event the use of the subject property changes, parking spaces shall be provided in accordance with the off-street parking requirements of the "M-1" Light industr•ial Zone; however, ir the use o` subject proFerty char.ges and a parking waiver continues to be necessary, the required parking spaces shell be reviewed by the Planning Commissiol and/or City Council.
