A RES07.UTION OF THE CITY PLANN?NG COMMISSION OF THE CITY OF ANAHEIM
THAT ?ETITION FOR VARIANCE NO. 2578 BE GRANTED IN PART
WHEREAS, the City Planning Commission of the City of Ansheim did receive a verified Petition for Varience
from BE4CON BAY ENTERPRISES, 9.50 Newpott Certer Drive, Newport Beach, California 9266d,
Owner; FEDEFAi. SIGN & SIGNAL CORP., ~036'South Oak, Santa Ana, California 9270i, Agent,
of certain real property situated in the City of Anaheim, County of Orange, State of
California, described a~ follows:
The Southerly 192 feet as mea~ured at right angles from the South line of the West half
ef the Northwest quarter oE the Northwest quarter of the Northwest quarter of the Northwest
quarter af °.:~~:tion 16, Township 4 South, Range 10 West, as shown on a map thereof recorded
in book SY., page 10, MisceYlaneou~ M:~ps, records of said Orange County; said land being
further described as the Southerly 192 feet, as measured at right angles from the South
line of the West half of Lot 4 uf Helen and Lynch°s Adda.tion to Anaheim, as shown on a
map thereof, recorded in hook 442, page 15&, Deeds, records of los AngeZes County,
California.

WHEREAS, the City Planning Comnission d:8 hold a pubiic hearing at the City Hall in the City of Anaheim
on February 20, 3974, at 2:OG o'~lock P.M., notice of said public hearing having been duly given es required
by law and in accordance with the provisions of the Maheim Municipal Code, Chapler 18.68, to hear and consider evi-
dence for and against said proposed variance and to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, inve~tigation, and study made by itself and in its befialf,
and after due consideration of all evidence and reports oEEered at seid hearing, does Eind and detaRnine the foliowing
facts:
1. 'fhet the petitianer requests a variance from the Anaheim Municipel Code , as follows, to establish
two £ree-standing monument type signs:
a. SECTION 18.G2.090 B-1 - Maximum number of free-sCandin~ signs.

2. That Waivers 1-a and 1-b, above-mentioned, are hereby denied on Che basis that
the petitioner din not demor.stral•e a hardship would be created if said waivers were nok
granted.
3. That Waiver 1-c, above-mentioned, is hereby granted on the basis that similar •
signs have'been approv,ed previousSy in the C-I Zone. •

6. That the requested variance/will not be materially detrimental to the public welfare or injurious to the prop-
erty or improvements in such vicinity end zone in whieh the propecty is located.
ENVIRONMENTAL IMPACT REPORT FINllING:
That the Direator of Development Services has determined that the proposed activity falls
within d~e definition of Section 3.01, C1ass II uf the City of Anaheim Guidelines to the
Requi.rements for an Environmental Impact Report and is, therefore, categorically exempt from
the requirement to file an EIR. •

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant~ subject
Peti:ion for Vnciance, upon the following ~onditions which are heceby found to be a necn_ssary precequisite to the pco-
posed use of the subject property in order to pceserve the sefety and general welfare ofthe Citizens ofthe City of
: ~n ah eim:
. 1. That stzeet lighting facilitie3 along Euclid Street and Pampas Lane sha11 be
instalZed as r2quired by the Director of Public Utilil-ies, and in ac~ordance with standard
plans and specific3tions on file in the office of the Director of Public Utilities and that
a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the
City to guarantee the installation of the above-mentioned requirements.
2. That subject property shall be developed substantiall~ in accordance with plans
and;specifications or. file with the City of Anaheim marked Exhibit Nos. 1 and 2, with the
provision, however, that only one free-standing monument type sign shall be constructed.
3, That Conditicn Nos. 1~nd 2, above-menkioned, shall be complied with prior to
final bui9.ding and zoning inspeceions.
