' NOW, THERE~UAS, BE I`1~:SOi.4ED that the ~naheim City t~:ning Commission does hereby
recommend to the City Council of the CiCy of Anaheim tha[ subject ?etition for Reclassifi-
cz':i.o•c be appr~ved and, by so doing, that Ti.tTe T8-Zoning of the Anaheim Municipal Code be
a~rended to excYude the above described property from the R-A, AGRICULTURAL, ZONE, and to
incorporate said described property into the PC, PLANNED COMMUNITY ZONE, uFon the following
con3i:ions which are hereby found to be a necessary prerequisite to the proposed use of
subjec~ property in order t~s preserve the safety and general welfare of the Citizens of
the City of Anaheim:
1, That dedication of aYl puUlic streets sha11 be made to the City of Anaheim in
accordance with the submitted Ci.rcuTation Element and witk~ the adopted City of Anaheim
Circulation Element.
2, That trash sturage areas shell be provided in accordance with approved plans on
fiYe with the oifice of the Director of Public Works.
3. That fire hydrants shaYl be installed aad charged as required and determined tu
be necessary by the ChieP of the Pire Departmer,t prior to commencement of structural
framing.
4, That sub~ect property shsTt be served by undergrourd utiYiCies.
5. That drainage of subject property shalY be disposed oL in a manner satisfactory ta
the City Eng3r.eer.
6. Tha~ the owner(s~ of subject property shatl pay to the City of Anaheim the
appropriate park and recreatian ir.-lieu fees as determined to be appropriate by the Ci.ty
Council, said fees to be paid at thetime the buildir.g permit is issued.
7, That prior to approvaY of the tinal tract map, final specific plars shall be
submitte3 and approved in accordance with pravisions of the PC, PTanned Community, Zone.
8, That tentative ar.d final tract maps of subject property as appropriate shall be
submitCed to and approved by the Ci~y CounciY and then be recorded ir. the oE£ice of the
Orange County Recarder,
9. That alI pr.i~ate streecs sha11 be deveYuped in accordsnce with the City of
Anaheim's stand~rds for private streets.
10. That ~he center medisn strip on subject property shalT be landscaped snd that a
perpetuaT maintenance agreemert far said medians, acceptable to the City 9ttorney°s Office
shs11 be filed and recarded.
II. That a median, to City of Anaheim star.dards, shall be ins:alled on Euclid Street
from the Riverside Freewa~ to a po:nt not Yess than 109 feet south of MedicaY Center Drive.
12. That subjact property shall be develaped substantially in accordance with plans
and specifications on fi£e with the City of Anahzim marked Exhibit Nos. 1, 2, 3, 4, and
5; provided, however, that tYe densiry of the over ell projectshall not exceed twelve (Y2)
dwelli.ng units per acre and seid modification shall be incorporated in the plans prior to
City CounciT review of same, as stipulatEd to by the petitloner,
13. Thac these reclassii:ication proceedings are granted subject to completion of
ar.nexation af subject property L•o the City of Anaheim.
