1. Thet the petltloner proposes a reelassification of the obove descrl6ed property [rom the C-3~ HEAVY
CO'~4~t~HGIAL, and M-1, LIGNT INDUSTRIAL, ZONES, to the M-1, LIGHT INDUSTRIAL, ZONE.
2. That the petitioner demonstraf.ed thet the aropoaed reclassification was the
highest and best uae uf the property.
3. That the pcoposed reclassificetion of subject property is necessery and/or desirable for the orderly end pro-
pet development oE the community.
4. Thet the proposed ceclessiflcetion ot subject property does properly relete to the zones and their permitted

NOW, THEREFORE, BE IT~SOLVED that the Anaheim City Pl~ning Co~nissiun ooes hereby
recommend to the City Council of the City of Anaheim that subject Petiti.on for Reclassifi-
cation be approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be
amended to exclude the above-described property from tlie C-3, HEAVY COMMERCIAL, and M-1
LIGHT INDUSTRIAL, ZONES, and to incorporate said described property into ~he M-1, LIGHT
INDUSTRIAL, ZONE, upon the following conditions which are her~by found to be a necessary
prere~uisite to the proposed use of subject property in order to preserve the safety
and general welrare of the Citizens of the City uf Anaheim:
1. That the alignment of the west property line, adjacent to Anaheim Boule~ard,
shall be approved by the California Division of Highways.
2. That sidewalks shall be installed along Anaheim Boulevard as reauired by the
City Engineer and in accordance with standard plans and specificaticns on file in the
office of the City Engineer.
3. ThaL- the owners of subject property shall pay to the City of Anaheim the sum
of $2.00 per front foot along Anaheim Boulevard for street lighting purposes.
4. That the owners of subject property shall pay to the City af Anaheim the sum
of 60C per front foot along Anaheim Boulevard for tree planting purposes.
5. That trash storage areas shall be provided in accordance with ap~roved plans
on file with the office of Che llirector of Public Works.
5. That fire hydrants shall be installed and charged as required and determined
to be necessary by the Chief of the Fire Department prior to cotamencement of structural
framing,
7. That subject property shall be served by underground utilities.
S. That drainage of subject property shall be disposed of in a manner satisfactory
to the City Engineer.
9. That a parcel map to record the approved division of subject property shall be
submitted to and approved by the Ciey of Anaheim and then be recorded in the office
of the Orange County Recorder.
10. That completion of these reclassification proceedings is cont•ingent upon the
granting of- ~ar.iance No. 2574.
11, That appropriate water assessment fees as determined by the Director of Public
Utilities shall be peid to the City of Anaheim prior to the issuance of a building.permit.
12. That subject property shall be developed substantially in accordance with plans
and specifications on file wit~i the City of Anaheim marked Exhibit Nos. 1, 2, and 3;
provided, however, that development standards of the M-1 Zone pertaining to minimum
building setback and minimum landscaped setback shall be adhered to:
13. Prior Co the introduction of an or,dinance rezoning subject property, Condil•ion
Nos, 1, 3, and 4, above-mentioned, shall be completed. The provisiows or rights granted
by this resolution shall become null and void by action of the City Council unless said
conditions are complied with within one year from the date hereof, or such further time
as the City Couacil may grant.
14. That Condition Nos. 2, 5, 7, 8, 9, 11, and 12, abo~e-mentioned, shall be complied
with prior to final building and zoning inspections,
