A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANP,HEIM
THAT PETIl'ION FOR CONDITIONAL USE PERMIT N0. 1539 BE GRANTED.
WHEREAS, the City Planning Commission of the City of Anaheim did receive a
verified Petition for Conditional Use Permit from SANTA ANA URBRN SOCIETY, ATTN:
BEN RODRIQUEZ, 2885 W. Ball Road, Anaheim, Ca. 92804 (0~•mer); SPEECH AND LANGUAGE
DEVELOPMENT CENTER, ATTN: MRS. ARLEEN AGRANOWITZ, 241 S. Loara Street, Anaheim,
Ca. 92802 (Agent) of certain real property situated in the City of Anaheim,
County of Orange, State of California, described as:
The westerly 336 feet of the S.;uth Half of the Southeast Quarter of the Southwest
Quarter of Sect~on 13, Township 4 South, Range 11 West, Rancho Los Coyotes, as
per map recorded in Book 51, page 11 of Miscellaneous Maps, records of Orange
Cour.ty, California.
EXCEPT the Northerly 380.03 feet thereof; ancl
WHEREAS, the City Planning Commission Jid schedule a public hearing at the
City Hall in the City of Anaheim on June 9, 1975, at 1:30 p.m., notice of said
public hearing having been duly given as required by law and in accordance with
the provisions of the Anaheim Municipal Code, Chapter 18.03, to hear and consider
evidence for and against said proposed conditional use and to investigate and make
findings and recammendations in connection therewith; and
WHEREAS, said Commission, after due inspection, investigation and study made
by itself and in its behalf, and after due consideration of all evidence and
reports oi•fered at said hearing, does find and determine the following facts:
l. That the proposed use is properly one for which a conditional use permit is
authorized by Code Section 18.21.050.270, to wit: retain a school for exceptional
children in an existing church.
2. That tiie petitioner stipulated to constructing a six (6) foot masonry wall
along the nortli property line, within ninety (90) days from the date hereof.
3, That the proposed use will not adversely affect the adjoining land uses and
the growth ana development of the area in which it is proposed to be located.
4. That the size and shape of the site proposed for the use is adequate to allaw
the full development of the proposed use in a manner not detrimental to the particular
area nor to the peace, health, safety, and general welfare of the Citizens of the City
of Anaheim.
5. That the grarting of the Conditional Use Permit under the conditions imposeJ,
if any, will not be detrimental to the peace, health, safety, and general welfare of
the Citizens of the City of Anaheim.
6, That no one indicated their presence at s~id Public hearing in opposiYion and
no correspondence was received in opposition to subject petition.
ENVIRONMENTAL IMPACT REPORT FINDING:
That the Director of the Development 5ervices Departmen* has determined that the
proposed activity falls within the definition of Section 3.01, Class l, of the City of
Anaheim Guidelines to the Requirements for an Environmental tmpact Report and is,
therefore, categorically exempt from the req~airement to file an EIR,

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does
hereby grant subject Petitien for Conditional Use Permit, upon the following
conditions which are hereby found to be a necessary prerequisite to the proposed
use of th~ subject property in order to preserve the safety and general welfare of
the Citizens of the City of Anaheim; .
1. That the subject property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim marked Exhibit Nos.
1, 2 and.3; provided, however, that a six (6) f~ot masonry wall shall be constructed
along the north property line within ninety (90) days from the date hereof, as
stipulated to by the petitioner.
THE FOREGOING RESOLUTION is signed and approved by me this 9th day of June, 1975.
