A RESOLUTION Of THE CITY PLANNING COMMISSION OF 7HE CITY OF AP~AHEIM
THAT PETITION FOR VARIANCE N0. 2710 BE GRANTED.
WHEREAS, the City Planning Commission of the City of Anaheim did receive a
verified Petition for Variance from BRYAN-LA PALMA INDUSTRIAL PARK, P. 0. Box 3547,
Anaheim, California 92803 (Owner); VALENCIA BANK, 500 West Chapman, Placentia,
California 92670 (Agent) of certain real property described as:
That certain land situated in the City of Anaheim, County of Orange, State of
California and described as being a portion of Parcel 6 as shown on a map filed
in book 38. Page 21 of Parcel Maps, records of said Orange County, and more
particularly described as foilows:
Beginning at the most Southeasterly corner of said Parcel 6 and the Northerly
wayhline Southl73 ~37La14a,WeStV~99eZO,~eeteto afpo,nttonnaetangentscurve'concave
Northeasterly, having a radius of 2~.00 feet; thenc~ Northwesterly along said
curve through a central angle of 90 O1' 39", an arc distance of 39•28 feet to a
point on a tangent line, being the Easterly right of way lino of~Kraemer Place
(60 feet wide); thence along said right of way line North 16 21 07 West 234•99
feet; thence, parallel to La Palma Avenue, North 73~ 37' ~k" East 204.21 feet;
thence South 16° 21' 09" East 110.00 feet; thence, parallel to La Palma Avenue,
North 73~ 37' 14" East 20.OQ feet; thence South 16° 21' 09" East 150.00 feet to
the point of beginning; and
WHEREAS, the City Planning Commission did hold a public hearing at the City
Hall in the City of Anaheim on June 23, 1975, at 1:30 p•m•, notice of said public
hearing having been duly given as required by law and in accordance with the
provisions of the Anaheim Municipal Code, Chapter 18.03, to hear and consider
evidence for and against said proposed variance and to investigate and make find-
ings and recommendations in connection therewith; and
WHEREAS, said Commission, after due inspection, i~vestigation and study made
by itself and in its behalf, and after due consideration of all evidence and
reports offered at said hearing, does find and determine the following facts:
i. That the petitioner requests the following waivers from the Anaheim ~
Municipal Code,'to construct a bank:
(a) SECTION 18.05.098 - Permitted sign location. (90 feet from interior
property line required; 60 feet proposed)
(b? SECTION 18.61.020 - Permitted uses. (Bank not a permitted use)
2. That Waiver 1-a, above-mentioned, is hereby granted on the basis Chat
the proposed location of the sign will not interfere with traffic visibility in
the area and said sign will not be objectionable or offensive to the neighbors.
3. That Waiver 1-b, above-mentioned, is hereby granted on the basis that
the proposed use is determined to be appropriate at the subject location.
4. That there are exceptional or extraordinary circumstances or conditions
applicable to the property involved or to the intended use of the property that
do not apply generally to the property or r,lass of use in the same vicinity and
zone.
5. That the requested variance is necessary for the presPrvation and enjoy-
ment of a substantial property right possessed by other property in the same
vicinity and zone„ and denied to the prcperty in question.
6. ThaC the requested variance will not be materially detrimental to the
public welfare or injurious to the property or improvements in such vicinity and
zone in which the property is located.
7. That no one indicated their presence at said public hearing in opposition,
and no correspondence was received in opposition to subject petition.

ENV~RONMENTAL IMPACT REPORT FINDING:
That the Planning Commission does hereby recommend to tne City Council that
the subject project be exempt from the requirement to prepare an environmental
impact report, pursuant to the provisions of the California Emiironmental Quality
Act.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission
does hereby grant subject Petition for Variance, upon the following conditions
which are hereby found to be a necessary prerequisite to the proposed use o` the
subject property in order to preserve,the safei:y and general welfare of the
Citizens of the City of Anaheim:
l. ThaC trash storage areas shall be provided in accordance with approved
plans on file with the Office of the Director of Public Works, as stipulated to
by the petitioner.
2. That fire hydrants shall be installed and charged as required and
determined to be necessary by the Chief of the Fire Department prior to commence-
ment of structural framing.
3. That subject property shall be served by underground utilities.
4. That sidewalks shall be installed as required by the City Engineer and
in accordance with standard plans and specifications on file in the Office of
the City Engineer.
5. That drainage of subject property shall be disposed of in a manner
satisfactory to the City Engineer.
6. 7hat appropriate water assessment fees, as determined by the Director
of Public Utilities, shall be paid to the City of Anaheim prior to the issuance
of a building permit.
7. That subject property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim marked Exhibit
Nos. 1, 2 and 3•
8. That Condition Nos. 1, 3, 4, 5 and 7, above-mentioned, shall be complied
with prior to final building and zoning inspections.
