W1iF.REAS, the City Planning Commission ot the City of Anaheim did receive a

Place, Analieim, Ca. 928~2 (Owner) of certain real property situated in the City
of Anaheim, County of Orange, State of California described as:
Lot 55, Tract 2152, in the City of Anaheim, as shown on a map thereof recorded in
book 74, pages 46, 47 and r~3, ?tiscellaneous Maps, records of said Orange County; an~l •

of the Analieim 1•lunicipal Code, Chapter 18.03, to hear nnd consider evidence for and
against said proposed variance and to investigate and make findings and recommendations

IJIiCREAS, said Commission, after due inspection, investigation and study made by
itself and in its behalf, and after due consideration of all evidence and reports
~ffered at said hearing, does find and determine the following facts:
1. That the petitioner reque~ts the followin~ waiver from the Anaheim `funicipal
Code, to construct a room addition in the RS-7200 Zone:

2. That the above-mentioned wai~er is hereby granted on the basi.~ that the subject
proper.ty is located on a cul-de-sac and is irr.egularly-shaped; and that equal usable open
space is available elsewhere in the rear and side yards of the subject property.
3. That there are exceptional or extraordinary c3rcumstances or conditions appli-
cable to thf, property involved or to the intended use of the property that• do not apply
generally to the property or c].ass of use in tne same vicinity and zone.
4. That the requested variance is necessary for the preservation and enjoyment of
a substantial property righC possessed by other propertq in the same vicinity and zone,
and denied to the property in question. •
5. Tlint the requeated variance will not be materially detrimental to the public
welfare or in~urious to the property or improvements in auch vicinity arzd zone in which
the property is located.
6. That no one indicated their presence at said public hearing in opposition; nncl
no correspondence was received in opposition to sub~ect petition.

fore, cateForically exempt from the requirement to file an EIR.
NOI~, T11~hGF0RE, BE IT RESOLVL•'D that the Anaheim City Planning Commission does
hereby grant sub~ect Petition fot Vatiance, uQon the following conditions which are
herehy foimd to be a necessary prerequisite to Lhe proposed use of the sub~ect property
in order to preserve the safety and general welfare of the Citizens of the City of
Anaheim:
1. That suh3ect property shall be de.veloped substantially in accordance ~oiCh plans
and apecifications on file with the City of Anaheim marked F.xhibit Nos. 1~ 2 and 3.
