THAT PETITION FOlt VARIANCE N0. 2722 BE DENIEA.
WSEREAS, the City Planning Commission of the City of Anaiieim did receive a
verified Petition for Variance from RA7CP1047A AND NORMA GURULE, 9Q5 E. Catalina, Santa
Ana, California 92706 (Qwner); ALIIER'Y A. ALLIrGTOt], 2447 Mall Avenue, Anahe±m,
California 92804 (Agent) of certain real property sittiated in the City of Anaheim,
County of Orange, StaCe of California, described as:

MISCELLANEOUS MAPS, IN TFiE OFFICE OF THC C9UNTY RECORDER OF SAIA CGUNTY; A*ID
WfiEREAS, the City Planning Co~ission did hold a public hearin~ at the City Iiall
in the City of Anaheim on July 21, 1975~ at 1:3Q p.m.~ notice ef said public hearing
having been duly given ae required by law and in accordance with the provisions of
the Anaheim Municipal Code, Chapter 18.03, to hear and consider evidence for and
a~sinst said proposed variance an~' to investigate and make findin~s and recommenda-
tions in connection therewith; and
WHEREAS, said Commission, after due inspec*_ion, investi~ation and study made by
itself and in its behalf, and afCer due consideration of all evidence and reports
offered at said hearing, does find and determine the following facts:
1. That the petiCioner requests the following waivers from the Anaheim Munici-
pal Code, to establish a crafts clasaroom in an existin~ residence:
a. SECTION 18.26.03Q - Permitted accesso~v uses. (Classroom in a
residence not permitted)
b. SECTION 18.26.Q67.~10 - Mar.imum siP.n area. (1 square foot permitted;
24 square feet proposed)
2, That Waiver 1-a~ above-mentioned, is hereby denied on the basis that the
sub3ect property is located in a residential neighborhood and the proposed cammercial
use would encourage strip co~nercial development and would be detrimental to esid
residential neighborhoo~, as well as set an undesirable precedent for future similar
requeats in t'he neighborhood.
3. That Waiver 1-b, above-mentioned, ia hereby denied on the basis that since
the requested uae is denied, said waiver would be unnecessary.
4. TI~aC there are no exceptional or extraordinary circumatances or conditions
applicable to the property involved or to the intended use of the property that do
not apply generully to the property or class of use in the same v~cinity and zone.
5. That the requested vaziance is not necessary for the preservation and
enjoyment of a substantial property rivht j~osseased by other property in the same
vicinity and zone, and denied to the property in question.
6. That ,*.he requested variance will be materially detrimental to the public
weltare or injurious to the property or improvements in such vicinity and zone in
which the property is located.
7. That one (1) peraon appeared at said public hearing in oppoeition to subject
petition; and no correapondence was received in opposition to subJect petition.
EIJVIRONMENTAL I:iPACT REPORT FINDING:
That the Director of the Development Services Department has determinvd that the
proposed activity falls within the definition of Section 3.01. Clase 1~ uf the City
of Anaheim Cuideliaes to the Requiremetits far an Enviro~menral Impact Report~ and is,
therefore, categor4cally exempt from the rea1uirement to file an EIR.

NOW, THEREFORE, SE IT RESOLGF.D that the Anaheim City Planning Catmniseion does
hereby deny subject Peti2lon for Variance on the basis of the aforementioned
findings.
