Hall in the City of Anaheim on Nwanbe~s 10, 1975, at 1:30 p.m., notice of said public
hearing having been d.uly given as required by law and in acaordance with the
provisions of the Anaheim Municipal Code, Chapter 18.03, to hear and oonsides
evidence for anci against saici proposed reclassi~ication and to investigate and make
findings and recarn~endations in connection theseaai.th; and

1. That the petitioner proposes a reclassification of the above-ciescribe3
property inzn the RS A-43,000 (RESIDENTZAL/AGRICULTURAL) NONE to the RM-1200
(RESIDE?dTTt~L, MULTIPLE-~'AMILY) ZOrIE.
2. That the Anaheim General Plan de~ignates subject property for meditun-
density residential uses.
3. ~.'hat the proposed reclassification of s~~bject properEy is ne~:essary
and/or desirable for the orderly and proper develo~unt of the ocmnunity.
4. Tl~at the proposed reclassification of subject property does propPSly
r~:late to the zones anci their pennitteci uses locally establishod in close proximity
t.o subject property and to the zones anci their perniittc~l uses generally established

5. That rio one irulicated their presence at sai.d public hearing in
opp~sition; anci no correspondence was received in opposition to subject petition.

conciitions which are here3~y founr3 t~ be a necessary prerequisite to the proposed use
of subject pmperty in order to preserve the safety and general welfare of the
Citizens of the City of Anaheim:
1. That the awner(s) of subject property shall pay to the City of Anaheim
the sian of $2.00 per front £oot along Orange Avenue for strE~et lighting purposes.
2. That the awner(s) ~f subjecc property shall pay to the City of Anaheim
the sian of 60 cents per fmnt foot along Orange Aveaue for tree planting puri~oses.

plans on file with the office of the Disector of Public Works.
4. That fire hydrants shall be installed and charged as requirecl an1

of structural frami.ng.
5. That subject property shall be serve3 by underqround utilities.
6. That a six-foot masonry wall shall be mnstsucted along the west
propPrty line.
7. That cirainage of sibject pmpPSty shall be disr~osg3 0£ in a manner
satisfactozy to the City E~gineer.
8. That the owner(s) of subject property shall pay to the City of Anahevn
the appropriate park anci recreation in-lieu fees as detexmined to be appropriate by
the City Council, said fees t~o be gaid at the time the buildim3 ~**+~;t is issued.
9. That appropriate water assessment fees, as detesmined by the Director
of Public Utilities, shall be paid to the City of Anaheim prior to the issuance of a
building pe~ut.
10. Prior to the introduction of. an ordinance rezoning subject property,
Condition i1os. 1 anci 2, above~[n~itioned, shall l~e oanpleted. The provisions or
rights granteci by t1~is resolution shall beca~ null and void by action of the City
Council unless saici oonditions are canplied wi.th within one year frcm the date
hereof, or such further time as the City Council~*.ax grant.
11. That Condi.tion Nos. 3, 5, 6 and 7, above-mentioneci, shall be oanplied
with prior to final lxiilding and zoning inspections.
