IVHEREAS, the City Planning Commission did hold a public hearin ; 2t [he City Hall in the City o[ Anaheim
on P'ebruary 19, 1975, at 1:30 o'clock P.M., notice oE said public hearing hnving been duly given
as required by law and in accordance with the pcovisions ot the Anaheim Municipal code, Chepter 18.03to he~r
and consider evidence for and against said proposed conditionel use and to investigate and make (indings and
recommendutions in connection thecewith; and
WHEREAS, said Commission, after due inspection, investigotion, and study made by itself and in i!s be:-
half, and after due consideretion oE all evidence and reports offered at said hearing, does find and determ:ne th~-
following facts:

2. That Waivers 1-a, 1-b, and 1-g, above-nentioned, are hereby denied on the hasis

3. That Waiver 1-c, above-mentioned, is her.eUy granted for 46 parl:ing spaces on che
basis that the proposal is reasonable ~or the pr.oposed use whlch consises of a rc::>ts~~l:~~i~

4. That Waivers 1-d, 1-e, an3 1-f, above-mentioned, are withdrawn by the
petirioner.
5. That the petitioner stipulated to relocating the trash storage areas in
accordance with requirements of the Director of Public Works.
6. That the proposed use, as granted, will not adversely affect the adjoining
land uses and the growCh and development of the area in which it is proposed to be
located.
7. That the size an@ shape of the site proposed for the use, as granted, is
adequate to allow the full development of the proposed use in a manner not detrimental
to the particular area r.or to the peace, health, safety and general welfare of the
~itizens of the City of Anaheim.
8. That the Conditional Use Permit, as granted, and under the conditions
imposed, will not Ue detrimental to the peace, health, safel•y and general welfare
of the Citizens of the City of Anaheim.
9. That no one indicated their presence at said public hearing in opposition,
and no correspondence was received in opposition to sub~ect petition.
ENVIRONMENTAL IMPACT R~PORT FINT~ING:
That the Planning Commission recommends to the City Council that the sub~ect
pro3ect be exempt from the requirement to prepare an EnvironmenCal Impact Report
pursuant Co the provisions of the Californi.a Environmental Quality Act.
NOW, THEREP'ORE, BE IT RESOLVED.that the Anaheim City Planning Coffinission does
hereby grant, in part, sub~ect Petition for Conditional Use Permit upon the following
conditions which are hereby found to be a neceasary prerequisite to the pr~posed use
of the sub~ect property in order to preserve the safety and general welfare of the
Citizens of the City of Anaheim:
1. That the owner(s) of subject property sh~ll deed to the City of Anaheim a
25-foot radius property line return at the northeast corner of La Palma Avenue and
Imperiai Highway.
2. That street lighting facilities along La Palma Avenue and Imperial Highway
shall be installed as required by the Director of Public Utilities, and in accordance
with sY,andard plans and specifications on file in the Office of the Director o£ Public
Urilities and that a bond in an amount and form satisfactory to the City of Anaheim
shall be posted with the City to guarantee the installation of the above-mentioned
requirements.
3. That trash stor.age areas shall be provided and relocated in accordance with
approved plans on file with the Office of the Director of Public Works, as stip~ilated
to by the petitioner.
4. That fire hydrants sha1J. be installed and charged as required and determined
to be necessary by the Chief of tha Fire Department prior to co~encement of struc-
Lural Lraming.
5. That subject property ei1a11 be served by underground utilities.
6. That a 6-foot masonry wall shall be constructed along the north property
line.
7. That drainage of sub~ect property shall be disposed of in a manner satis-
factory to the City Engineer.
8. That an encroachment permit shall be obtained from the City for the proposed
encroachment in the storm drain easrlnent ad~acent to Imper.ial Highway.
9. In the event that sub~ect property is tu be divided for the pu:pose of sale,
shall~bersubmittedgt aandrapproved by the~CityhofaAnaheim andithen be recordedPinPthe ~
Uffice of the Orange County Recoxder.

10. That'subject property shall be develoF~ed substantially in accordance wi~h
plans and specifications on file with the City of Ar.aheim marked Gxhibit Nos. 1, 2
and 3; provided, however, Chat the proposal shall be constructed in accordance with
site development standards of tUe CL(SC) Zone, with e::cention that a minimum of 46
parking spaces shall be permitted.
11. That Condition Nos. 1, 2, 8 and 9, above-mentioned, shall be complied wi[h
prior to the commencement of the activity authorized under this resalution, or prior
to the time that the building permit is issued, or wi.thin a period of one year from
date hereof, wlxichever occurs first, or such further time as the Planning Commission
and/or Ci*y Council may grant.
12. That Condition Nos. 3, 5, 6, 7 and 10, above-mentioned, shall be complied
with prior to final building and zoning i.nspection~.
