THAT PETITION FOR CONDITIONAL USE PERMiT N0. 15Z6 BE DENIED.
WHEREAS, Lhe City Planning Commission of the City of Anaheim did rece(ve a
verified Petition for Conditional Use Permit from RAY G. AND ALICE E. SIMPSON,
15419 Cool Valley Road, Valley Center, San Dieyo, California 9208? (Owner);
DEL PROPERTIES, Attn: Fred Walters, 730 South Cypress Street, La Habra, California
30631 (Agent) of certain real property situated in ?he City of Anaheim, County of
Orange, State of California, described as:

WHEREAS, the City Planning Commission did schedule a public: hearing at the
City Hall in the City of Anaheim on March 31, 1975, at 1:30 p.m., notice of said
public hearing having been duly given as required by law and in accordance witti
the provisions of the Anaheim Municipal Code, Chapter 18.03, to hear and consider
evidencr_ for and against said proposed conditional use and to investigate and
~ake ffndings and recomme~dations in connection therewith; said public hearing
having been continued to the Planning Commission meeting of A~~il 14, 1975; and
WHEREAS, said Commission, after due inspection, investigation and study made
by itself and in its behalf, and after due consideration of all avidence and
reports offered at saiJ hearing, does find and determine the following facts:

1. That the propas~ use is properly one for whi~h a~conditional use permit is
authorized by Code Section 18.61.050.080, to wit: permit a billboard with waivers of:
a. SECTION 18.05.117 - Permitted location. (Proposed location is not within
200 feet of the intersection of 2 arterial ht9hways)
b. SECTION 18,0~.11~ - Minimum front setback. ( 0 feet required; 1 feet
proposed
2, That the proposed use will adversely affect the adjoining lard uses and the
growth and development of the area in which it is proposed to be located,
3, Tha4 the size a~d shape of the site proposed for the use is not adequate to
allo~a the full development of the proposed use in a manner not detrimental to the
pa:ticular area nor ta the peace, health, safety, and generel welfare of the Citizens
of the City of Anaheim.
4. That the granting of the Conditional Use Permit wtll be detrimental to the
peace, health, saf~ty, and general welfare of the Citizens of the City of Anaheim.
5. That two (2) persons appeared at sald public neartng in apposition and
three (3) petitions containing approximately ten (10) signatur~s in opposition wer~
received.
ENVIRONMENTAL IMPACT REPORT FiNDING:
That the Planning Commission recommends to the City Council thot the subJect
project be exempt from the requirement to prepare an Environmental Impact Report,
pursuant to th~ provisions of the California Environmental Quality Act.
NOw, THEREFORE, BE IT RESOLVED that the Anaheim City Plan~ing Commissi~n does
hereby deny subJect Petitian for Variance on the basis of the aforementloned findings.
