A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT N0. 15z8 BE GRANTED.
WHEREkS, ;he City Planning Commission of the City cf Anaheim did receive a
ver9fied Petition for Conditional Use Permit from ROSA STEINBRINK, 506 Revere
Street, Anaheim, California 92805 (Owner); JANICE A. MORGAN, 1213 East Melody
Lane, Fullerton, CzlifornEa 92631 (Agent) of certain real property situated in
the City of Anaheim, County of Orange, State of California, described as:
That portion of Lot 11 of Anaheim Extension, as shown on a map of survey by
William Hamel, a copy of which is shown in eook 3, Pages 162 to 164 inclusive
of "Los Angeles County Maps," in the office of the County Recorder oF Orange
County, California, described as follows:
Beginning at the Northeast corner of land described in a deed to Willis E. Ford,
a married man, recorded February 14, 1958, in Book 4196, Page 524, Official
Records, said point being in the center line of Placentia Avenue, distant North
0° 10' S5" East 231.16 feet from the intersr.ction of said center line with the
center line of Santa Ana Street, as shown on a map of Tract No. 15b5~ recorded
in Book G9, Pages 20 to 24 inclusive of Miscellaneous Maps, records of Orange
County, California; thence South 74° 31' 15" West 162.40 feet along the Northerly
line of said land of Willis E. Ford to the Easterly line of Lot 117 of the said
Tract No. 1565; thence along the boundary line of said Tract No. 15b5> North
15° 28' 45" West 50.48 feet, North 0° lo' S5" East 131•83 feet, North 74° 31' 15"
East 176.55 feet to the center line of said Placentia A~ienue; thence leaving said
boundary line South 0° 10' S5" West 184.26 feet to the point of beginning; and
WHEREAS, the City Planning Commission did hold a public hearing at the City
Hall in the City of Anaheim on April 14, 1975, at 1:3G p.m., notice of said
public hearing having been duly given as required by law and in accordance with
the provisions of the Anaheim Municipal Code, Chapter 18.03> to hear and consider
evidence~for and against said proposed conditional use and to investigate and
make findings and recommendations in connection therewith; and
WHEREAS, said Commission, after due inspection, investigatior and study made
by itself and in its behalf, arcd after due consideration of all evidence and
reports offered at said hearing, does find and determine the following facts:
1, That the proposed use is properly one for which a conditional use permit is
authorized by Code Section 18.44.050.010, to wit: permit on-sale beer and wine in
conjunction with an existing restaurant.
2, That the proposed use will not a~!vzrsely affect the adjoining land uses and
the growth and development of the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequate to allow
the full development of the proposed use in a manner not detrimental to the particular
area nor to the peace~ health, safety, and general welfare cf ~he Citizens of the City
of Anaheim.
4, That the granting of the Conditional Use Permit under the conditions impcsed,
if ~ny, will not be detrimental to the peace, health, safety, and general welfare of
the Citizens of the City of Anaheim.
5. That no one indicated their presence at said public hearing in opposition and
no correspondence was received ir. opposition to subject petition.
ENVIRONMENTAL {ihPACT REPORT F4ND4N6:
That the Director of Oevelopment Services has determined that the proposed
activity falls within the definition of Section 3.01, Class 1 of the City of Anaheim
Guidelines to the Requirements for an Environmental Impact Report and is, therefore~
categorically exempt from the requirement to file an [IR.

~+OW, THERErJRE, BE I~IESOLVED that the Anaheim City nning Commission does
hereby grant subJect Petition for Conditional Use Permit, upon the following condi-
ttons which are hereby found to be a necessary prerequisite to the proposed use of
the subj~ct praperty in order to preserve the sa~cty and general welfare cf the
of the Citizens of the City of Anaheim:
(1) That the owner(s) of subject property shall pay to the City of Anaheim
the sum of 60~ per front foot along State College Boulevard for tree planting purposes.
(2) That subJect property shall be dc~teloped substantially in accordance with
plans and specifications on f?le rriYh the City of Anaheim marked Exhibit Nos. 1, 2,
and 3, '
(3) That Conditions Nos. 1 and 2, above-mentioned, shall be complted with prior
to the commencement of the acttvity authorized under this resolution, or prior to the
time that the building permit is issued, or with:n a per'?od of one year from date
hereof, whichever occurs first, or such further time as the Planning Cortmission may
grant.
